    Ok , so I just got permission from up high( my wife) to proceed on my road trip, from Long Island NY to Grand Forks North Dakota to Great Falls Montana, it’s been my goal to make it to the Sip n’ Dip and down to La Veta Colorado via Idaho and Utah.
    Let me start by saying I am not looking to buy property , drive up housing prices , or Instagram stupid shit. I am looking to really see this great country , stimulate the economy and leave . Retired from the fire department , before that I was a cop , just so you know where I am coming from. Not looking to change anything , just looking to experience.
    That being said , if you have any recommendations, I love dive bars , bar food, cool towns , trails , whatever , lol. Love to meet up , grab a beer .
    Any cool tips would be appreciated, going out in mid to late September if this year , just in the planning stages.

    That'll be a helluva road trip ... coming all that way, you might as well put Gateway Canyons Resort and their car museum on your list ... it's on the CO/UT border and you could theoretically drive from there to Moab via the Kokopelli Trail and/or other dirt roads. Lots of other cool passes in CO ... Douglas Pass is in that region (off I-70 out of Loma) and would take you North toward Rangely, Dinosaur ... if small towns are what you're after.

    Dead Indian Hwy out of Cody WY is a must-do, and it will lead you into Beartooth Hwy ... but I guess it all depends on your route planning.

    So many places to see! Really kinda hard to suggest? Fort Benton is full of history, lots of other historic sites all over you just have to look a little? Lewis and Clark Caverns and ringing rocks are often overlooked and impressive. Like Shuffler said BearTooth Highway for sure. Or you can damn near travel across the state and never see a paved road? Just depends on what your interests are? Use you GPS/Maps on your phone and download the area you plan to go each day in case/will you loose service. ONX hunting is really good because it will show you private/public property and many roads that won’t show up on google maps. Also we can often get nasty winter storms in mid/late September so be prepared and maybe try to plan the trip for late August early September? Enjoy!

    I had one of these "Get Lost" decals custom made. It said "Get Lost, No Seriously Get Lost we'er full"

    It was a hit on my commuter car lots of thumbs up from locals, not so much from touristas. I hit a deer and that car got totalled and the decal was damaged so I was un able to get another. I'll have to get another one made since we gained 32,000 new out of state residents in the Flathead this summer. Lakes are gonna be full this summer. Me and the wife went boat shopping and everything around here is either sold or sale pending.........

    I highly doubt they really did a study on this. Places that are now affordable to live are so far away from any sort of amenities that you'd be driving over an hour to get medical care. And I think there is a vast difference in the meaning of "good" health care. Montana is literally 10 to 15 years behind the curve on just about everything.

    With that said. I wouldn't want to live anywhere else. We bounced around for quite a while in the military before we came back to MT. Wyoming or Idaho are close 2nd.

    Grow up in Cut Bank. Loved the -25 degree days in winters, did not leave the house till it got to -5 degree. The town is smaller now then it was in the 1960's. Did not want to retire there. The towns claim to fame(Coldest spot in the Nation) I heard it getting warmer now?

    Dude, Hungry Horse is a shit show. We ended up getting a Slip at the Harbor in Lakeside. It is definitely more enjoyable that way but we are still busting at the seams here in the Flathead....when we lived in Whitefish we would just trailer up to Dickey Lake and spend the day there, then they kicked all the canadians with surf boats off Glen lake and then dickey would get clammed up. The last 2 years without Canadians has been pretty awesome, no offense to our neighbors up north but the ones that spend the summer in the US are such assholes is ridiculous.

    That's a good looking topper. I'm kinda, sorta looking for one for my 1st gen Tundra, but as much as I like the idea of a topper, I love having an open bed so I can haul things with ease. I've seen a couple of good looking toppers in the last few months, but I'm usually about an hour too late responding to the ad.

    Takeaways from dinner with friends last night (he's a local independent/unaffiliated realtor) ...

    -The market has gone full retard pushing $300/sq ft
    -FOMO in full effect (fear of missing out) ... low inventory, high prices, emotional buyers and sellers.
    -Sellers who don't have a place to go are screwed. Unless they're downsizing, it's a lateral move at best IF they can find something.
    -Those wanting to build are learning that it's a 2yr wait with some builders, and associated cost of materials has more than doubled.
    -Lots of refis probably explains inventory shortages at most powersports dealers, and all the newer vehicles with temp tags on the roads.
    -Pre foreclosures have started, mostly in the sub $400k price range.

    He's ready for a market correction, and sounds like his well-heeled clientele are too.

    Most concerned about those who are carrying too much debt ... it will wipe a lot of people out if/when it happens.

    History repeating.

    Completely agree. Its completely bonkers and totally inflated. I could make a killing off selling out place, but we could never replace it and be in a worst place. Forget being a blue collar family in the valley and finding a affordable home to buy. My worries are the homes that are gonna hit the market are from locals losing them due to unemployment...And the out of state money wont bat an eye at the prices. Remote working has totally changed the game. The wages around here are shit. So unless some good more manufacturing comes here, I dont see average families thriving here.

    We hit on the remote work thing, too. If a job can be done remote, it can also be done overseas in some cases ... so unless it's really specialized, lots of remote jobs may not be too 'secure'.

    Most employers also make a 'cost of living adjustment' to overall pay ... usually a pay cut since MT is more affordable than where most are relocating from.

    Also concerning was an article in the paper a while back about local manufacturing, case in point being Falkor/Sonju Defense. The owner basically said something along the lines that they have to pay so much in taxes on critical manufacturing equipment that they've had thoughts of heading East to SD where those taxes are less of a burden, but the Valley is what keeps them here. As it keeps getting more crowded, I wonder if they'll still have that sentiment. I imagine this could become a theme and once a company leaves, others will likely follow.
