    Appreciate the real world advice. I feel like you dont get the real picture from most realtors. I will have to adjust my searches a bit. I dont mind a little extra cost, coming from california, the prices in alaska seem like their giving it away.....

    Ninilchik has a great pizza joint. Roscoe's. I know Roscoe and his wife. Excellent pizza. Roscoe used to be the executive chef at Princess Denali 5 star hotel. Ninilchik is a nice area and Clam Gulch just up the highway. The Russians settled this area back in the day. There still is a Russian Orthodox church in Ninilchik. Lots of folks with Russian ancestry too.

    Interesting. My family is Armenian so i can speak a little russian. Makes sense why they would move there. Still feels like russian but you get all the benefits of America, smart. thanks for the link. It would be fun to drive the tundra up there.

    We were at the Home Depot in Kenai and saw a family dressed in traditional garb. Quite colorful and quirky! I forgot about the town of Kenai. Worth checking out too.

    This Southerner thinks you're just fine. I've always had a sweet tooth, and in Basic Training a few decades ago I was having withdrawals from the lack of sweets allowed. Then I discovered the honey, and mixed it in my grits every morning. I add honey to my grits to this day.

    Funny, I’ve been looking at real estate lately, realizing that if I want to buy ANYthing else in Nashville, I’m going to lose my shirt right now. I’m sitting on double the equity I had when I bought my home 5 years ago. It’s nuts. Everywhere around here is like that. Since last year, people are fleeing cities. Some due to COVID realizing they can work from home, and some due to “civil unrest”. Rural land prices for lots where one could get services and road frontage to build a home on around here are insane. I couldn’t sleep the other night and started looking everywhere in the US. Just moving the map around on Zillow. Nothing serious.

    I learned two things: real estate in OR/WA isn’t as bad as I thought, and there is some seriously beautiful oceanfront property in Alaska that is pretty cheap!

    Not really other than big bears and moose!. If you are really adventurous Google the town of Hope. It's on the north end of Kenai Peninsula. Wonderful spot. Very large spruce trees and mosquitoes. Small town and takes a bit to get to.

    Check out Seward and Whittier. Quirky places.

    You are, thus far, *literally* the only Southerner I know who has said anything other than a variety of "You monster!", "Bless your heart!" or "You obviously ain't from the South, are you?" LOL Wife is from Virginia and if it ain't butter, cheese, pepper, or some variation thereof, she won't do it.

    But my wife puts up with it, because I introduced her to Chicago-style pizza about a decade ago. She absolutely LOVES it. :D
