    Not how they build houses without a basement here in the south. We live on red clay. It is the form. Pictures above are of a house with a basement.

    I only have a brick foundation or crawl space in other terms. There is a minimum 18" brick foundation height per the HOA. The height you see there is all the brick that will be there. They will mount the floor joist's to the cinder block and brick columns and begin the wood framing.

    I do have two sections on the front of the house that will be stone that I believe they put on cement backer board.

    Coming from a neighborhood where the houses were pretty close, privacy was a MUST for this house. Not sure why people would clear their entire lot. Even in my new neighborhood there are 5,6,7 acre lots where the owner cleared every tree on it. :confused:

    No, there will just be a moisture barrier on the ground. We are having all the HVAC ducts ran in the attic so I didn't really see a point in closing the crawl space.

    We have a vapor barrier at the house I plan on encapsulation next year with mine. I do have HVAC unit down there and one in the attic.. but hey pissed 12,000 for HVAC and now 11,000 for a new roof this year wtf is next?

    I can't wait but just got some sense knocked into me. Had lunch with the builder and hes not 100% on being done before Christmas. :( Definitely want my little girl to spend Christmas at the new house instead of the apartment.

    This is a small world...lol. reading through your post. I too just went through all this. I just moved in 2 months ago. I know you want to hurry, but trust me. Take your time, research everything and try to stay ahead of the builder. Plan now for anything you may want, or think you may want. Put power outlet on oustside of house close to the ground of your house, and somewhere on the roof for Christmas lights. Wire it to a switch in the house. Put pvc pipe under Concrete where you may want to run something later. Pvc pipe for gutter drains to get water away from house. Led lights on Amazon, look for deals, plane to use some of your allowance on black friday and take advantage of getting more for your money. I used best buy last black friday and got some really good deals. Fridge half price, mirowave saved 1/3, oven saved 1/3, oven top, 2 tvs one free, keurig free, soround sound saved 1/3, i saved more money then most would beleive. Shop now, and be ready with model numbers before the day. I took a printout to a manager and spent some time with her and she helped me alot. Get a price for OSB Radiant barrier boards for the roof. It will pay for itself in the summer. I even used it in my detach garbage too. Use it on any non- brick outside walls on the west side of house. When the sun sets in the heat of the day your house will stay cool. Use a bigger well pump and larger feed line. Like i said, try to research everything and stay agead of the builder. Also, if he has a price for something, remember you can ask him to check on better prices before the work is started. I did this on several things and was able to save money and use it other places. I.e. carpet, tile, hardwood, doors, the list goes on and on. My second price on flooring was way cheaper then the first. I would be glad to share any helpful ideas and regrets. I tryied to have the mindset of what would be maintenance free. Hope this helps.

    A few pictures of my build. I'm still working on the yard. I am doing all the landscaping and ground work. I did the security system and camera work, soround sound wireing. I ran hdmi and fiber wires in different rooms. Tried to put boards where tvs would hand, wire boxes for power, and and cables, cat 5, cat 6.

    Anthing you think may need Internet hardwire, run it wile you can. Hardwire is faster then wireless.     Nice build man! Yeah it is exhausting trying to figure out everything you want and keeping ahead of the build. We just had our pre framing meeting to discuss all the changes to the plan. Gets to be a lot to handle.

    I too am handling all the landscaping and putting the driveway in. It will be gravel for now, 200 feet of concrete driveway is insane expensive.
