    Wow, I just read through this. You have more patience/tolerance than I do and I'm a very patient person. I had two houses built from dirt so I know how stressful it can be. Luckily ours went well but not perfect. Before they started the build, we met with superintendent and went over the floor plan and he explained the stages. He even gave me his cell# to call about any question/concerns. I was like you and visited almost everyday to check on the progress. I did notice some items that needed to be addressed and they took care of it. I don't know what I would have done in your situation. (I may have walked away from the deal) I hope you got everything sorted and you guys are happy in your new home. I grew up in Austin, I do miss it but it's not the same anymore.

    The house is finished and we are moved in.

    Overall the experience with them was a train wreck. I never realized the housing market was so corrupt. It’s a shame that unless you’re getting a full custom home that this is 9/10 the kind of work you will see.
    We did have everything documented so if any issues arise in the future we have something to show.
    As much as we wanted to back out, it just wasn’t feasible with everything going on right now. We’ll live in it for a few years and move on when we are ready.

    Looking forward everything is turning out nice so far. We’re enjoying finally having our own house and not dealing with apartment BS.
    Our new issue is these clowns harassing us to test our water for “free”.

    We’ll use this as a learning experience and be sure not to be put into this situation again.

    Many many years ago I bought a spec home from the local “tract house builder” as my first house. Similar it was a rough start - wasn’t the best built house, a lot of shoddy workmanship and cut corners but I lived in the house for a few years, did a lot of home improvement upgrades and it was a decent home. I sold it and made some good money.

    That's worth a hill of beans. Either the builder is big enough that they'll bury you in legal fees, or small enough that they'll fold/rebrand and leave you high and dry.

    Congratulations on your new home. We bought our first home in 2005 - it was a Pulte home in Kyle. It had a few issues that I fixed along the way but it served it's purpose as our starter home. The bonus is that owning a Pulte taught me how to work on houses... We sold it at a pretty good profit after 11 years of ownership and now own this amazing Victorian from the late 1800's. With the way the area around Austin is exploding, you'll have a ton of equity in no time and if you decide to move on, you'll be in good shape to do it. Although maybe not in the same area.
