    • Get oversized electrical service (especially if you ever plan to have a barn)
    • Run Cat6 cable to all points of the house
    • Run cat6 cable to multiple points outside for IP security cameras
    • Run speaker wires in the living room and additional to the back porch for outdoor speakers
    • If you don't run the cable now, at least install conduits and blank boxes for future install, use long sweeps for bends
    • Install multiple 20A dedicated outlets in the garage (I have 5 separate breakers in my garage)
    • Install some 220V 50A outlets in the garage (air compressor, welder, plasma cutter)
    • Plan for a location for network and security camera equipment to be installed for all the cable to route too
    • 8 foot tall garage doors with at least 9 foot garage ceiling
    • Plan for a deeper and wider garage if you want to park your tundra in it, at least 24 feet deep
    • If you install 1/2" plywood on the inside of the garage walls before sheetrocking, you will be able to hang anything where ever you want it
    • Install electrical outlets in the roof eaves that are connected to a switch (great for powering Christmas lights)
    • If you don't install a water softener, at least plan for one
    • Insulate like crazy
    • Install a floor drain in the laundry room (my old washer had a small leak, neighbors really leaked and my parents had one that overflowed)
    • If you have an interior AC closet, install a floor drain under the unit, makes washing the coils easy
    • Install outdoor hose bibs at all corners of the house
    • Generator connection and manual transfer switch (if you want to or ever foresee the need or if your part of the country is susceptible to natural disasters where power could be out for a week.)
    • Have contingency funds for unknowns or wife additions (for commercial projects, we tell the clients to plan for at least 10-15%) permit fees, utilitity fees, electrical company fees all add up
    • Run additional underground conduits to the electrical pole (one day there could be a new form of cable required to be ran by your internet service providers.) The conduits could be used for security camera to your gate if far from the house
    Future planning never hurts and over building is always better than underbuilding.

    One of my favorite things was putting in a garage door - on the back side of the garage. Kids can access all sorts of things in the garage - and I can move very freely from front to back.

    Dinning room was designed for a 13ft table - and the Kitchen island is 12ftx5ft.
    Super nice for serving at parties.
    Did a wood fire in the kitchen/dinning as well. Ambience lol
    The wood stove in the great room is a FPX44 Elite (holds 3ft logs) heats the entire house in the winter with 3 loads/stocks per day. Highly recommend a good wood stove in the colder regions.

    I did every ounce of landscape/grading - with a 53hp turbo diesel Kubota. Took 100 dump truck loads to bring up the back yard :)

    Oh!!!! One other thing! Every piece of exterior board, we did in Hardie Plank so it will never rot. All of the trim boards and everything - all cement Hardie.

    Oh! The wife let me do OD Green for base color and Flat Black for trim LOL!!!’

    Kids bath - separate sinks for getting ready, with a door between shower/toilet. So when they get ready in the AM one can be in shower while other doing hair/brushing teeth.

    Thanks! There are much more nicer, but we are very thankful and grateful we were able to build our dream. My wife and I are high school sweethearts - took 15 years of hell, but it was worth it :)
    We built it Exactly the way we wanted.

    But seriously, that's an amazing house and property! You look pretty young judging by the pic, so kudos to being able to build that place at that age. I'd love to be able to get a place like that by the time I'm that age! Anyway, congrats to you and your fam—I'm not too far from you guys so please don't shoot me if you ever see me creeping on your property.

    -Not sure how long you have been married but...there are 5 doors in my master bedroom.
    1. To enter the room from the hallway
    2. MY walk in closet
    3. Her walk in closet (twice as big as mine)
    4. MY bath
    5. Her bath (twice as big as mine)
    -Go classic and high quality with your finishes, etc. If you go with anything too "in style" today, you will be outdated as fast as the DIY network can come up with the next big thing. If you cheap out, you will be looking to upgrade soon.
    -Hot water to at least one spot outside. Nothing like it when you are trying to clean things you don't want to wash inside.
    -Don't overbuild the area. It's really hard to get out of a $1,000,000 house in a $100,000 area.
    -Crazy roof lines may look cool but they are expensive to build and expensive to re-roof.
    -I personally love a porch, but it's a Southern thing...

    Very gentle slope in your garage with a drain in the floor. Especially nice if you live somewhere it snows and you park in the garage. That slush and water has to go somewhere...

    Don’t settle. Build what you want. Literally the only thing I asked for was a secret passage behind a clock or a bookshelf to a man cave/secret laboratory, and I didn’t get it. It was going to be called Fort Kickass, and no girls would be allowed.
    My wife told me maybe later we could add it, but we didn’t. She always says that.

    Also, crown molding is nice I guess.

    Figure out your budget and what is important to both of you. Aim for energy efficiency & functionality. Try to avoid building more than you need. Kitchens, breakfast areas, and family areas should get much attention. Formals are often too much fluff. As stated; exterior electrical outlets and water faucets, the more the better. I love covered porches, front and back.
    Also, is this a "forever home" or possibly something you may move from in the future. Knowing this can determine many things, if moving is possible do hot stress too terribly bad for the perfect home.

    Being a custom cabinet maker/finish/carpenter I would also add:
    Don't chince on the cabinetry(No particle board/use real ply), good hardware(soft close)...you use it and look at it daily.
    Nice doors every where and finish moldings in natural woods( casing , base, crown, etc.) is mighty satisfying.
    Do nice stone, tile, wood floors
    Build it to outlast/outlive yourself!

    Totally! (We did real ply cabinets - dove tailed everything, engineered floors because of the 8” size - it was a nice thick top layer of real wood) Forgot - we did solid wood doors everywhere too. That might help with the sound.

    My wife handles all the utilities so I didn’t see the bill until now. Here’s a shot of the charges though.
    It shows a $65 credit - not sure what that came from, she didn’t mention it - so now totally not so special LOL. Looks like it was supposed to be $100.00.

    Our other homes in the area were half the size and we paid twice as much in electric.

    Which reminds me - OP - do every bulb LED, and make sure you pay attention to the kelvin ratings on color!! It took me FOREVER to find every bulb in all sizes that were 2800Kelvin.
    Some builders just throw in whatever LED’s they want, and then you end up with a DR Office looking house.

    Also did a bunch of these LED nightlights inbetween the plugs. You can click the center 4 times, off or 3 levels of brightness. They auto turn off when its light out. Then once it’s dark they auto turn on. Really nice for the kids getting up to use the restroom - or just wandering through the house at night.

    I figured it was something like this. It is impossible to have a 40.00 per month with service charges and running a refrigerator and other small items.

    House is wonderful. We were looking at homes that big and decided against it.

    Yea, I thought we just used less AC or something LOL.

    This was supposed to be a 2200 sq ft house. Or at least the first 2 house plans were that size. Then my buddy who helped design it kind of went overboard.
    We used an Alan Mascord plan and modified it to our liking - we started bumping out walls, widening hall ways, and then - yea. :-/

    One more thing - we have a Sonos system at our cabin that we always loved, and when we built the house rather than old school speaker wire, we just did outlets for plug-ins on Sonos (normal 120v plug).
    The Sonos is wireless, and FING amazing if you haven’t used it. My business partner has the Bose and wished he went Sonos.
    So is all we did - was plug in speakers everywhere. :) so easy, and sounds amazing!
    The wireless sub and center channel speaker is worth every penny.
    Haven’t mounted the Play 3 yet in the garage because I just swapped some interior ones around last week.
    It’s so cool to just plug in a speaker and have amazing music (we mounted one underneath our vanity in the master bath - would’ve never ran speaker wires there lol)
    The pair are in our backyard, and then the one next to the American Flag is in the front. So you can walk through nearly every room of the house, garage, backyard, front yard, and never miss a beat of the same song :)

    Oh! One more thing! LiftMaster 8500 jackshaft openers (in the Sonos pic).
    They can’t be opened by thieves like this!

    The jackshaft openers lock EVERY time you shut them, and unlock when opening. They are side mounted as well, so no overhead chain. Super cool, more reliable, super quiet!
    I think it cost me like $80 more or something per opener. Soooo worth it.
    And you also use the LiftMaster app on your phone to open/close the garage.
    It also alerts me when a door is opened.
    Well worth it!!
    I just had the electrician put in extra plugs next to each garage door - which I guess that’s $$ extra too, but I used them for other things (central vac, Sonos, extension cord, etc).

    Here’s a pic of how to pour the garage slab and driveway if you never want water in your garage.
    When you pull your cars in (we did a 5% slope which is decent) the water runs off into the crack vs sitting against the garage door seal, keeping the water inside the garage.
    The exterior rain never comes in either.
    This is what that multi million dollar builder taught me to do. So happy we did.
