    Another option, as a “mud room” is to leave it unconditioned or “slightly conditioned” (enough for freeze protection) and simply closing it in but not fully opening it up to the house.

    It appears that the concrete is pretty close to level with the dining room wood flooring.
    It would have a door to the garage and a door to the dining room but it would have the washer/dryer as well so it needs to be heated.

    Replaced two dead citrus trees with an Olive tree and a Meyer Lemon. Added a seedless tangerine tree. When I was planting the Olive tree, I think I found an old horseshoe. I have to figure out how to clean it.

    The roses are going crazy, trees are budding, and my Crossvine is really blooming. I do love Spring in Central Texas.

    That's sweet, nothing like having the proper parking spot for stuff like this.
    I'm looking at the Airstreams right now and trying to get the wife over the "shocking" look of it.
    I think it is far superior to the "Box" units that populate the trailer scene.

    cement dudes, please HALP
    chose to pay bank for house in 2016, garage was built who the fuck knows, ~80s-90s
    appears to be uncoated, or the coating has been worn out. (salt drip from vehicles, etc)
    all surface has been removed about 1/8" throughout, looks like hardened clay with rocks
    what is my best option here for repair vs spending out the ass on a company coming in for this? 15x20' is the section that needs to be addressed.
    Epoxy / concrete coat?
    fresh concrete layer then epoxy coat after cured?
    my concern is hours and money spent to have the 'fix' not bond and cause issues in the next couple years.
    Any tips would be greatly appreciated! Thanks!

    Pictures would help, cuz it’s hard to really know what you’re dealing with.

    Concrete “overlays” are hard to get to really work without using very expensive/specialty materials and a ton of prep... and also require the base material to be good as well. Bonding agents don’t really work on large thin surfaces, and having reinforcing bridge the seam is a big part of the strength. And epoxies aren’t going to build thickness without a lot of material (and cost).

    most garage slabs are only 3-4” thick anyway... you might consider jacking out the old and having a new one poured. At 15x20 you’re talking 300SF and probably very little prep work. 4” thick would be ~4 CY, but most slab finishers charge by the SF. I’d call a few and get some quotes.

    more info: Pretty humid in garage if there is any moisture in ambient air, you can see it collecting on everything. Detached, 3 feet from house and roof pitches toward house. No gutters were in place until I took out mortgage for home and installed in 2016. Since then continuous flaking of their paint cover job and top coat of cement. Garage itself is 20x20'

    crack runs left to right, house side to 13ft. This crack meets an identical crack that runs perpendicular 20’ from garage door rear wall

    I’m not an expert, and it’s been over a year since I started at a Holiday Inn. I have worked in industrial construction for 23 years and have had to do some interesting and expensive concrete work.

    Doubt that floor ever had epoxy. The hard-trowel finish with a sealer would’ve been all it ever had, and years of road salt causes what you see.
    Good news is that it’s likely only superficial... but like everything there are varying degrees of cost in refinishing it.

    First thing to do would be to get that crappy red crack filler chopped off the surface (go light) and then give the whole thing a good thorough pressure wash (protect the walls and clear everything out first). See how much topping comes loose and blasts away from the pressure washing.

    Then look into a good polyurethane or other flexible polymer-based garage coating, and read up on the instructions for prep and install and follow them carefully. There are DIY options out there to save a little $$ but takes more work. Or get a few pros out to give you estimates. There’s no charge to get a quote.

    first pic is after a good pressure wash, i had done a cheap patch at door with some left over stuff from a deck repair couple years ago.
    I am not familiar with poly for concrete, is this like epoxy? Due to moisture, I would like to go best route
    ETA - concrete base first with a good cure then coat?

    Honestly, I’d call a couple garage floor companies to come take a look. Ask them tons of questions about the process and different products. They won’t charge you to take a look and give you an estimate, and then you’ll have a better idea of what the pros would do.

    Bathroom drywall was started today. Doing the smooth finish on this one too. New box mounted in living room for a ceiling fan after electrical is run to it. Nothing going on with the pool yet, hopefully they start next week.

    Repaired a hole in the floor of a house my buddy is trying to sell. Installed a curved shower rod in my hall bathroom and caulked the surround. Applied sealer to about half of the granite counters in my house, gotta finish up the other half tomorrow

    Thanks for the compliment. We looked at Airstreams and did a deep dive on the Airstream owner forums before going to a dealer in Greensboro, NC. Take a real hard look on the forums before purchasing..just a thought.
