    I have a similar spot that’s under my eaves, against the house and gets no sun. Was thinking of a water feature but I’m still at a loss after browsing google

    Dug out, formed, and poured the concrete for my fire pit brick to go on. Ended up being short about 1/8 bag of concrete :annoyed:

    A pond in the bigger pocket and a stream zig zagging through those turns to reach the pond would be pretty nice. I wanted to do a small pond with a waterfall in my porch square but I fear kids messing with it on Halloween

    I thought about that but the back is actually higher than the front by the garage so that wouldn't work very well. I wanted to do a disappearing waterfall but not sure I wanna put that much work into it...

    If you made the pond 2 feet deep you have plenty of grade to work with to make the stream. If could start off 6" deep and drop a half inch per foot until it reaches the pond.

    I'm getting ready to build a pond in my back yard, just fighting with the wife over where lol.

    I havent seen copper used as a DW line in a while. Not a professional plumber but last time I saw it was on a house built in the early 1900's here in Denver. Pretty cool!

    4” copper vent stack and 2” drains from the sink. Original part of the house built in the early 60’s so who knows. Got about $30 worth of scrap to take in. Just finished the tile and on to the flooring today.

    Finished up drywall repair 2 days ago. Painted yesterday and today. Hung 2 curtains. Replaced 6 light switches, cleaned the back porch. I have been on the go since 6 am and here it is 11 pm turning in for the night. (Central time, for all those confused )

    OMFG my rental has went to ever loving shit!!! Apparently the “mom” on the lease only spends 1 month for every 3-4 at the house out of the year. Her daughter and her boyfriend have been there - and let the place go to absolute shit. The neighbors finally called and I went and checked it out.
    Hired a landscape company to get the yard back in shape. The back yard hadn’t been mowed in at least 2 years. Grass was over 2ft high. Had to weed wack it back and mow multiple times.
    Not the best time to evict someone. I’m not a dick. :(


    So I have to pressure wash gutters and entire property. I have a circular surface cleaner that goes quick for the concrete, but what about gutters? Just start blasting? Never had them this bad before. :(
    Should I soak/spray them in a solution first?

    I feel your pain though.
    I rented out a second house I had for a while and it was absolute hell. Ended up letting the problematic tenants leave early because they asked to, so it was a win win. I went and checked the house out after they "cleaned it" on move out, and it was destroyed. Pet messes, flushed paper towels clogging toilets, smoking in the house, busted blinds, and etc. I had fully remodeled it before they moved in, and ended up selling it for almost a loss it was so bad. Never again will I rent out a house unless a management company deals with it 100%.

    Ours was fully remodeled 3 years prior as well - scared for the walkthrough coming soon. :( There’s only 13 years left on loan until it’s paid in full by tenants - and profit is $400 month, so worth it to keep.

    How hard?? LMFAO!!!! Our primary residence is on 13.5 acres and I maintain an acre of landscape. I’m not scared to work. I just dropped 200 lbs of fertilizer on the acre and have another 600 lbs to go on the field.

    This rental property was 3 guys for 9 hrs today, and 3 trips to the debris dump with a decent dump bed truck. They were cutting maple trees down in the backyard.
    And these guys didn’t stop, busted their asses. So yeah, not hard, but I don’t have an extra 30+hrs laying around. Totally worth every single $820.00 penny spent.

    The landscape company owner said he saw my face when I walked into the backyard, and he knew he needed to make it right. He had planned on a 1/2 day job and they went over by double. His $500 original quote went to $725 because he didn’t quote cutting and disposing of trees - and then I tipped them $95.
    He has a customer for life LOL. $180 a month for next 3 months and then $120 month. Worth it to not worry about.

    Not sure where is rental property is, but if it is in Washington where he lives as well, he can't right now. Due to the virus people can't be evicted right now. But I definitely would be serving notice that once he can they are gone.

    Total slobs. That looks like a really nice house too. Something like that would pull $2500 / month rent + utilities in our area at least, which "usually" puts it out of reach of such losers. There are still the outliers though who even though they can afford a nice place, either don't care or don't know how to live like civilized people.

    We almost bought a place with a rental suite, but stuff like this put me off ever dealing with tenants.

    That is brutal! Every place I rented before I bought my current house, the landlords always had a gardener taking care of all the landscape which I thought was the norm? Maybe you included it in your lease they were supposed to take care of landscaping? I did always live in Duplex's though would could have made a difference though...

    I have rented out a few duplex homes over the years. I have had tenants that I included the landscaping work in the lease and some that I had them do it. I preferred the doing it so I wouldn't have to go over and mow and shit, I was too cheap and barely breaking even on rent so really couldn't afford to pay someone, plus I have all the equipment to do it myself as I used to do that kind of work. Anyway its always a crap chute so matter what. I gave up on rental properties after my divorce, it was just one more headache. Eventually the town doubled the property tax (cuz 2 families one tax was killing their bottom line) which was out of my pocket, i couldn't reasonably raise the rent and still get tenants in there so I gave up. Sold them at zero profit and walked away pissed off.

    for the gutters, spray them with jomax (can get it at lowes) and let that sit for a little bit. then just spray them off with a water hose. easiest way to clean them.
