    Pricing for construction can vary greatly pending the construction materials and finishes. If you don’t have a set of plans to get quotes off of you are leaving it up to the contractors or builders to interpret how they think it needs to be built. Pm me if you need help putting together a plan on how to get a good price on your garage.

    I will be straight forward. Complete from slab to shingles with electric panel, 10 outlets (My direct request), 4 led over head lights, outside security lights, and 3 garage door openers is 42k. We were looking at 50k with stairs and an over head unfinished area/room. The 30x30 footprint would have been the same so the staircase would have eaten floors space. The wife was against the extra 8k also so did not go that way. Will have some overhead storage that I can access with a ladders, I have several. The garage will match the house which is vinyl and shingles so that kept the price lower than other exterior finishes like 1upper posted above. I really wanted a huge metal building that didn't match the house but I'm married. I did get 9x8 garage doors so that's something.

    One suggestion I would tell anyone wanting to build a wood frame garage with engineered trusses. Ask to get a comparison quote on attic style trusses versus the standard web trusses. The labor to install them should be the same unless they are to heavy to lift by hand. They give you lots of additional overhead storage and room for future expansion. The attic style trusses cost more for the materials but they give you additional usable square footage for future use. This can add to additional property value if finished out at a later date.

    I don’t post on this thread because I’ve been renovating the house for three years and it would be a full time job to update my progress. BUT, since I’m getting real close to finishing the interior of the house. I’ll post a basement update.
    Today I’ll be tackling the tv wall (the pile of tools in the middle of the family room). Just need to build this, finish some trim and tile the bathroom to be done the basement. Carpet guy comes Monday to do the stairs. :hattip:

    I highly recommend going engineered trusses. My hand-built shit was nuts trying to put up. Although, a lift or scaffolding would have helped greatly :rofl:

    If they are soft white clay ceramic you can use nippers on those bad boys.
    Did the tub come with a cutout template? You can dry lay the tile on a large flat surface, and then lay the template over top and trace out all your cuts at once.

    If you can I would remove the tub first. You need to install hardi board or a tile backer board first. That should be under the tub lip and then have tile over it before you set your tub down. If not your going to have 1/2” for hardi and about 3/8-1/2” for tile. Plus water will likely roll off the edge of the tub and get behind your tub. Once you remove the tub you can install the tile backer board and tile a LOT easier! After you install the backer board you can set the tub in the opening (don’t hook anything up like water or the drain yet) draw the outer tub outline on the hardi board. Now you can remove the tub again. You can look under the tub and determine how much space you have from the out edge of the tub the inside edge of the tub. You should be able to keep all your tile cuts a good 1/2” or so beyond the line you marked on the hardi board. You want all the tile to go under and past the edge of the tub lip. This is also a good time to seal any of the flat surface joints on the hardi board to prevent water from leaking under the sub frame deck. The other great thing about having the tub removed and the hardi board down first is you can dry set the tile before you cut it all. So you can make sure you like the layout of your tile. Once you figure your layout you can start on the outside perimeter wiring your way towards the center of the tub cutout. This will be a big help later because you can start to dry set all the tiles near the inner edge for the tub opening. I would mark them all off at the same time. I would put blue masking tape on them after I set them. Mark them all and them cut them all at the same time. You can label each tile and space the tile goes with a number. This will save you multiple trips and a lot of time. Just my suggestions.

    If you need access to your plumbing connections under the tub consider installing an access panel or a decorative tub skirt. This can be removed if you get a leak, broken water line or to reach any water shut off valves if you have any. You will need to determine what your doing on the front of the tub first. You will want to know how far out your finish tile or tub skirt is going to be before you can do the top of the tub hardi or tile.

    Lots or positive and good work shown in the photos! They did hurricane clips on both sides of the trusses, anchor strap plates over the header and jack studs, they used larger washers for anchoring the treated base plates, h clips on the roof decking and they installed the plywood in the attic before they sheathed the gables. Are the framers doing the cornice, soffit and siding work or is another crew? Make sure an install plenty of blocking in the walls for any future hanging cabinets or shelving.
