    My garage door opener went belly up and I installed this one ~ it's the best so far. First one was a chain drive (10 years) ~ second was a screw drive (20 years) ~ and now this one is belt drive.
    I'm tickled to have tackled this replacement by myself. It's fairly straight forward if you can read, comprehend and follow instructions. I give myself a 'C' grade on that.
    This is so much more quiet and refined. I like the key pad with a programmable combination that's mounted on the outside to operate the door without a remote control.
    It's even operable for use with your smart phone ~ something I've not felt the need for thus far.
    I'm pretty happy with it ~ I could recommend this to anyone. It works really well.

    Nice work on the install!!
    In regards to your Smartphone/app comment...the most useful I find is the notifications.
    I run the Jackshaft openers by Liftmaster (8500) and the app alerts you when the doors are opened...and shows the time and date of the last closure or opening for each door.
    Which means I know when the wife gets home, when my mom decides to show up while I’m out of town, and obviously any unwanted visitors.
    My driveway is 800ft long (remotes don’t go that far) so the app works great at the top of the hill. Doors are open by the time I get to the bottom (won’t apply for most).
    Also, all those times you packed up the Fam to head out of town....wondering if your garage door was closed? Just check the app!
    I actually don’t even use the remotes or program my mirrors. If someone ever stole my rig and found out where I lived they’d have access. I use the app solely (and outside wall mounted wireless keypad)
    Super useful IMO. I try to talk everyone into these! LOL!

    I refinished this buffet table a few months ago, it came with a mirror and I cant stand mirrors in living areas. Mirrors are for bedrooms and bathrooms and i damn sure don't want to be staring at myself while eating.

    In protest I had this pic I took with my S9 in Italy blown up. Then made a frame out of window trim that I stained white and added backing board. "Look honey, doesn't this look good above the buffet table"

    She better forget about that mirror.

    Yes! I agree with you! Only time I'd have a mirror is for "tactical" reasons. My kitchen is down the hall from my front door. I can see my front door from a certain angle

    Repairing wood rot on my spa room doors. I have had a huge battle with the windows and doors on this place despite my best efforts to keep them caulked and painted.

    I have used Elmer's Epoxy wood repair with excellent results in the past but no one here carries it anymore so I used Bondo all purpose putty this time and it sets up quick and hard like the Elmer's Epoxy.

    Just need to paint and done till I find the next problem.

    Very awesome!!! That is so super cool, and congrats! Beautiful view!
    I would highly suggest really thinking out your flower beds and areas surrounding the house. My biggest regret building on property was the gigantic yard, and huge flower beds. It’s so much maintenance that it makes life a living hell. And quotes of $800+ a month to mow and maintain beds just do not make sense.

    I just got back from the nursery....a few $300 trips the past week...picking up a bunch of Nandinas and evergreen shrubs/pines to replace the stupid shit (butterfly bushes and grasses) I have to cut back every year. I want plants/bushes/shrubs that make sense and are low maintenance, while filling up the beds.

    The pros and cons list are very close....we’ve been watching a momma doe groom her 2 twins and feed off our grass for the last 4 hours in our back yard. That type of cool shit is just really hard to replace.
