Finished digging out the residue from the concrete wash that exposed the aggregate. There were spots of the wash that were solid enough that they came out in chuncks 8 x 6 x 10 inches. I moved all the rocks, sand, dirt to a back area of our property where there is a major dip. It will help hold the dirt there in place. I finally managed to get the pipe out and the sand dirt inside the drain pipe came out in clumps about 2 inches thick. The pipe under the front lawn from the T was clear enough that I am not worried about it. The total length of the pipe is about 37 ft. After wasni g out the inside of the pipes, IMG_6267.jpg 71467392667__3E4EE1D2-6EB7-447B-915D-A7CA2C66EFE2.jpg IMG_6260.jpg IMG_6252.jpg IMG_6243.jpg IMG_3760.jpg I added a new sleeve to the drain pipe to keep dirt out. I put some crushed rock on the bottom of the trench to provide a slight slope toward the T. I now need some drain rock to finish that out.

I need to turn this section of fence into a gate. It's 7ft 2in between the posts.

I'm debating between 1 big gate hinged off the left post or splitting it into 2 doors. 2 doors would mean the one on the right would have about an 8" gap due to the slope.

Both posts are solidly set, and I have six 10" galvanized t-hinges available.

My biggest concern with the single gate is the amount of weight that would be hanging off the hinges.

    Thoughts?

Just me but I think I would make it a double gate. Unless you use some real heavy duty hinges, a single gate will sag over time.

I would probably add a post and make a 48 inch gate.

Weight is definitely going to be an issue. I wouldn't want that much gap though...

Have you thought about trying to find a custom aluminum gate?? Probably be a bit more spendy than using existing pieces, but maybe you could achieve better coverage and reduce the weight significantly :notsure:

I want to be able to get my boat trailer in there. That side of the house is all but useless without a gate in there.

Aluminum would be nice but way too expensive and I don't have a welding machine at the moment.

What about straightening it out, stair-stepping the pickets over the slope and doing something like this:

I still need the gate on the high side to swing, so stepped pickets won't work.

Leveling the ground would requite 3+ dump truck loads of material and a retaining wall.

If turn it into a sliding barn door type, you don't need it to swing. I think. I'm just stalling until @RainMan_PNW shows up.

I dont have room for it to slide. The post on the left in the pic is the property line. My neighbor's gate is on the far left.

So I just laid out where the bottom of a straight gate on the uphill side would be. It's about 9.5in above ground level at the highest.

My thought is I could build a piece that slided up and down to block that gap when the gate is closed.

Yeah, that might piss them off.

That could work. Build the piece, slap a hinge it and flip it down. I'd think you'd have to reinforce the hell out of that door with metal to keep it from sagging. It's gonna be a heavy damn door. Too bad you couldn't build something that just flipped down and was sturdy enough that you could drive over it. That'd be cool as hell.

He's only about 4ft tall - he'd have to get his daughter to open it for him. :)

EDIT: I READ THAT WRONG

I guess you need to stick with the one gate but reinforce the hell out of it with something like this:

I don't think they have HDs in Canada; and I doubt they'd let that thing across the border w/o intervention...

Good point but I bet they have something like it up there. If not, I'm gonna move to Canadia and get rich selling fence gate reinforcement kits.

We do have HD in Canada. Lol. That frame is an idea I had too, but they don't stock it here and again...no welding machine.

I think I'm going to let this marinate for a bit and kick aroubd a bunch of ideas.

We lived with in our first house for 11 years. It was a Pulte starter home and I learned how to fix a lot of things because of that house. Also decided I hope to never live in an HOA or 5 ft from the neighbors house ever again.

Thankfuly HOA's arent a thing in my town. This is a spec built home and I've had to fix alot of shoddy workmanship. Never by a house built by Dirham Homes.
