What home improvement work did you do today?

Not today, been working on it for awhile, but improved my home. Wanted something smaller, and easy to maintain while keeping my kids in the same schools. Will be done mid July, working on pool design this week. Really like the 4 car garage, en-suite bathroom in every bedroom, and the courtyard.

Handrail installation is almost done. It’s looking like I planned. Can’t wait to get all the Trex composite stair treads and decking put down after all the painting is completed.

 

My interior stairs were just painted black.
I have 1 3/4”x 13 1/2” white mahogany treads that will go over the steel supports. The bottom of the treads have been dato cut to overlay the steel supports for cleaner look. I also have a dato cut for led lights on each stair tread. Each of my stair treads I had made to stay clear of the drywall by 3/4”.

I really like the look of that steel staircase. Any concern on the handrail getting too hot to hold onto, being black in the Texas sun?

I’ve done the black handrails before and they’re not a problem in the heat.

 

Thank you bro! I would definitely have a long travel setup if I lived in Colorado. I’ll be in CO soon for skiing. Let me know if you ever need suggestions or ideas for your home. I’m always thinking of different ideas I haven’t seen done yet. I like to be creative!

 

Got 3 pool designs back, first was a nope. Waiting on one more.

That staircase project looks really nice. My only question is how are you handling the water runoff from the roof that overhangs the window??

 

I still have gutters going in yet. I’ll probaly have either a decorative chain or a custom water feature instead of a traditional downspout to make it tie into the black ironwork. I also have landscaping that’s going to be done. I plan on having large washed landscape rocks to prevent water run off from causing marks on the ground.

I had never seen that way of handling water until I had a trip to Kona a few years ago. Very unique way of handling that issue. Good stuff!!

One of these days the Fing hot tub will go in LOL. Rented a concrete saw and hammered a few layers out today. Hopefully finish tomorrow.
This is the last flower bed to be landscaped since we built. Can’t wait to finish it.

 

Pressure washed, recoated pool decking / patio. Started on Friday, finished today. Had to get one more gallon, 3 wasn't enough. lol

 

Are those the drop in liners or they build it on site?

 

Before pics of one of my projects. Front porch and fencing remodel project. This is still a project in progress. The patio overlay will be sealed tomorrow and the new fence still needs to be painted white.

Pics after gray grout was applied. This process takes some of the original bright colors and tones them down a bit. After the sealer is applied it will change the color tones a little bit again. I’ll post up more pics after it’s all finished.

 

My guys got the top coat sealer installed today. Makes a big difference on the final look of the overlay. My clients are very happy!

 

Cleaning and purging. One bench down, 5 to go...

 

Second bench. I actually got to put a coat of linseed oil on it..may have to take it when I move.
