    Slowly picking my way through the 19.5' wall of built ins, benches, and bookshelves. Lots of finish work left, a few trim pieces, white paint on cabinets and shelves with Sherwood Kem Aqua, then stained butcher block tops.

    Forward looking camera, Stub Antenna, 3M clearshield. A few other non lifted items.
    I replaced two cartridges in a vertical spa in a shower over a year ago. It took about 30 days to get them from Moen, as they were out of stock, but worth the wait as. They were over $30 each. Worked well… they were about 6 years old at that time. Called Moen directly.

    After.
    Funny thing, the folks who did the install asked who did the original one. I had no clue, he started looking at it and said "Oh yeah, we did this." and he pointed out some things they do that made it unique. That would have been maybe 25-30 years ago.
    I had them take the lower panels off so I can walk under the original carport out into the yard, before I had to walk around the end.
    And with this, I think we're done except for landscaping stuff.

    So we had our patio ceiling fixed where there were cracks from the drywall tape then textured before painting in December 2020. I already see another new crack that happened. At this point I'm debating to just pull all the drywall down and install some tongue and groove boards and then maybe add 4 flush mount led lights on each side of the fan (there is no current electrical for the lights) and I have yet to buy a new fan, but the box and electrical is already in place for the fan. I can see what appears to be some type of wood covering underneath the drywall where the current box is in the ceiling. I can see some type of wood material (boards or paneling) behind the drywall. Has anyone installed tongue and groove boards on a ceiling before? Looks somewhat simple and DIY I would just need to get an electrician out to wire up the lights and install a switch. Should I patch the cracks and leave it be or rip it all down? Here are some current pictures and a picture of what I'm thinking of doing, but probably in a differnt stain. The patio is approximately 10ft x 26 ft.

    It's good
    T&G is really nice. And, patching texture is pretty easy. I do think in an outdoor environment, patching will become a regular thing however.

    We had multiple spots repaired and then repainted the entire ceiling just 14 months ago. I'm sure this won't be the last crack which is pushing me to just tear it all down and build it better. Been looking for local places that carry it in stock. Looked a bit at the faux wood online too.

    That T&G looks great, but it will cost you. I went with vinyl soffit under my overhang. Reasonable cost, and easy to clean. This pic was from under construction, but you get the idea. My wife poo pooed the idea of ceiling fans, but we have the string lights under it.

    Question for you: Did they put any shoulder studs below the two new headers to transfer the weight of the headers and new extended roof?

    If you ever plan to run any audio down the road from the existing house, have them run a conduit sleeve from your current attic space into the new engineered truss webbing.

    We got lucky in this department. The original plans to the house was to be built with a covered patio. For some reason or another they built the house with the extra studs/framework needed. I’m thinking they ran out of money at the end and cut certain projects. The design engineer even climbed up in the attic to verify. He just laughed and said “the project just got a little cheaper.”

    Is your house stucco? It looks great and was my first choice for exterior, but I had read that it can have issues in the snow. Have you had any trouble with it? Any special measures taken to protect it? What's the maintenance like for it?

    if stucco is installed correctly, you will have little to no maintenance. Expansion joints on large walls is a good idea.

    my last home had stucco installed and they didn’t do a good job and there were several repairs that was needed. I was under warranty so they ate the cost.

    I will say this, stucco really seals up a home in windy/cold areas. My last house was very noticeable from the get go.

    I would get rid of the sheetrock. What about using metal roofing for the ceiling? Google a few pics. Lots of colors to pick from and maintenance free.
    Also you could put it directly over the existing sheetrock. No demo
