I replaced a shower vavle unit in my daughter's bathroom. Thank God for youtube and the internet. Plummer quoted $750 and the part was $47 at lowes. Took me about 10 minutes.

One thing that I would strongly suggest is having the entire top 2’ of wall done in acrylic panels, either white or clear. It adds considerable light during the day and makes it easy to run in and out quick without having to turn on any lights.

Funny story, kinda. When I built my barn, I framed in 3 windows on the south side, up near the ceiling (fully insulated so the clear panels are out). My wife said "why do we need those, I'm not cleaning them". I said I would, and I've stayed true to my word. It's nice that about 6-8 months of the year, you can run in to grab something and not worry about a light switch.

I'll have some wood work I'll do, but nothing major. I considered putting a couple windows on the south side and maybe a couple on the north, but didnt want to give anyone a peeping opportunity. Also, with us having hurricanes, I didn't want to have another window to worry about

On my building the eaves are 16’ up. I made some bars for the only window which is not visible anyhow, from the street 89D1771F-7B87-46BD-9999-C2E32758A4D1.jpgF3D95300-5AF9-4493-884D-BC571CA5F9D7.jpg

That and it doesn’t get much more rural than where you’re at!
That little bit of opaque or clear paneling way up high makes a hell of a difference.

Still more tiling going on in the master bathroom, but it should be wrapped up tomorrow. Just a couple edge pieces of floor tile to go and then everything will be grouted. Next up is drywall scheduled for Monday. Interior painting (whole house including ceilings) will start on Thursday.

That looks like a “roll in” shower, with no curb? Really looks good and well thought out!

    Looks great, awesome shower.

I hate to point this out but it's something that would drive me nuts in the future. The way he lined up the joints on the wall (green) vs. the little half wall (red) would be something I'd always see. Especially that bottom tile (blue). Maybe he can fix it now before he's done? The whole place looks too perfect to have this one spot look off. Screenshot_20210319-010044_Chrome.jpg

Contractor sold us on the curbless shower idea for a cleaner look by having the glass go all the way down to the floor.

I see what you mean with having the vertical tile towards the front on the bench as opposed to the back on the wall. I'm assuming the smaller tile on the corner ended up that way due to the slight slope of the bench to avoid a pool of water on the top. I'll ask if there was a reason behind it.

Moved the water heater out of the attic. Water heaters in the attic are a disaster waiting to happen. I dodged the bullet once when mice clogged up the drain in the pan. Plus I am getting too old to be replacing a water heater in the attic. Still need to plumb the relief valve and insulate pipes but heavy lifting is done.

Neither have I, but I've seen them installed outside the house before which seems almost as crazy to me.

Must be a southern thing. Between freeze threat and seismic code, I'm pretty sure it wouldn't fly up here.

Well, the one I've seen is outside the house with a few sand bags around the base of it. It's probably not up to code here either. I pass by it when entering the freeway.

Actually it’s not a big deal. In an insulated outdoor “closet”, it’s not able to freeze since it generates its own heat and since the connection pipes are flexible I don’t think seismic codes could be an issue.

Difference between an inside install and an outside install is when the water heater decides to let loose outside it doesn't flood the entire house.

Long story but I'll try to keep it short. My parents house has the water heater downstairs, but it's not a basement. From the front of the house it looks like single story, but from the back it's two story. The house is built on a hill and built into the hill and on a concrete slab on the livable area. So, the water heater has it's own closet down stairs. Under the stairs is a closet the has a small crawl space that leads to the water heater closet. One day our cat was obsessed with getting in that closet under the stairs. Could not pull her away from it. She kept clawing at the doors for hours. I finally let her in and she ran as far back as she could. There is a light in the closet so I turned it on and when I did I saw her sniffing a puddle of water. I thought Where the hell could that come from? Then it dawned on me. The water heater. So I let my dad know what happened and how the cat saved the day. The water heater got swapped out for a new one, problem solved. We got very lucky with the cat finding the leak as going into the water heater closet was very rare thing to do.

    Exactly, this.
Older homes and mobile homes frequently the outside water heater is a good option

I had a neighbor who's attic water heater failed and did a lot of damage. With an indoor water heater a pan is a must. I worked in the mobile home industry in the 80s and 90s. A lot of mobile homes back then had particle board floors. Particle board and water is not a good mix. I had a service manager tell me once that they went to a house and the washer and dryer were sitting on the frame.

99% of all these cookie cutter subdivisions going up every week have the air handler and evap coil in the attic. Most will leak one day cause of the lowest bidder that knocks out 3 a day installed it.

Not a big deal, they all have drain pans that are plumbed outside to drain. Lots of on demands are outside mount as well.

Yep, and if done correctly the drain off the HVAC unit will connect to the main drain for the house and the pan will drain out under the soffit. This way will know if your HVAC unit it not draining properly.

Damn skunk keeps coming back. It burrowed under my shed in the backyard the other night and it had to move some bricks to do that. So I went and got some 12”x12” pavers and laid them down who no the shed is surrounded by pavers on three sides.

Also built some shelves for outside of the Catio to put some potted plants on.
