    We do have hard water out here. Had a water softener installed in the garage, but it never worked right so I removed it back in November and installed a utility sink in its place. The kids use that bathroom so it's not likely that any of them will wipe it down, but I'll be sure to enforce the squeegee rule after each shower and hope that helps. I've heard you can apply rainex to help it repel water.

    We built our house 15 years ago, and had planned a glass door for the walk in shower (it’s a 4x3 cast iron pan with tile sides). We had trouble finding exactly what we wanted so we just put up a rod and a curtain to start...
    15 years later, the only thing we’ve changed is the fabric of the shower curtain. I don’t think I’ll ever put in a glass shower door again.

    I have two motion sensors back there. The girlfriend sees them go off at night and decides to not tell me until the next day. lol

    When I left for work this morning I stepped outside and I smelled the skunk. I sprayed the Critter Ridder yesterday and no troubles last night. So it looks like I'm on the one week schedule now. Thanks for that info.

    Super freeze coming our way and this old pier and beam house has three outdoor spigots with no insulation under the house or covering the pipes running underneath. I usually just cover the spigots when it gets below 29 degrees but with the temps projected to get as low at 4 and no higher than freezing for a few days, I had a come to Jesus moment about what to do. Option one was to crawl under the house with a shitload of pipe insulation and install it. Everybody is having the same idea because Lowes was out.

    Option 2 was to drip the outdoor faucets. As I was researching what I should do I found something called "Freeze Miser." It goes on the spigot and when the temp gets below 37, it starts to drip. I found a local feed store that sells them and installed this afternoon.

    Unfortunately, my spigots are old and when you open them up, the handles leak. I tried tightening and it didn't work. I ended up taking inspiration from Gorilla Glue girl and sprayed around the handles with liquid rubber. I figure I'll break the rubber seal when I close them in a few weeks and I'm going to replace those spigots first chance I get. Yes, I was a little sloppy putting it on - I planned on doing some caulking, cleaning, and painting this Spring. It's gonna be a nerve-wracking week.

    I had the same problem. The hardest piece for me was the tub drain stopper in oil rubbed bronze. For some reason the places that seemed to carry it were out of stock with a long eta even direct from Delta. Finally found one, but yikes spent a little over $50 for it.

    Don’t think I would trust a drip @ 4*..

    you might consider a steady stream on a short hose a couple feet away from the house.


    better safe... than a replumb in a wet nasty crawl space

    Not sure if they stock it where you're at but Lowe's here you can pick up 100' rolls of heat tape and a controller for a decent price.

    As it gets colder, the Freeze Miser opens up more and lets out more water. People have documented it working at -20. I hear what you are saying though.

    So the HVAC guys just threw the new unit in and bumped up the blower speed to deal with the crap return design. I don't blame them it was cold AF, they did good work, and did what they quoted and got out. So I ended up building a new box above the joists with a calculated cross sectional area to allow the bad side to breathe and trimmed out what sheetrock from the slit I could, little ramp to maybe help reduce dead heading? Then I swapped my priority returns to the easy flowing side. This lowered my temp rise across the furnace by 10 degrees so I was able to lower the blower speed back down to its default tap. I did drop my caulk gun into my brand new $30 filter though before I decided to use fireblock expanding foam, doh!

    Then I added an extra supply line to the cold room. Everyone is happy and warm now including my new furnace.

    No pics of work today. We shot out to Austin this morning to do a quick Costco and Central Market run before the freezing rain came. Costco had some cheap blackout curtains so we bought some and used them to cover our windows in the family room. I took heavy duty plastic and taped it over the draftier windows. My Freeze Misers seem to be doing their job, one of the more exposed faucets had a pretty good drip going. We are hitting a long stretch of below freezing weather and there is even talk we may get a blizzard. Good Lord.

    tried cleaning corrosion, swapped seals. Still leaked
    Needed a whole new faucet assembly
    no leaks and electric bill will be lower next round
    Happy Vday to my 8.5 month pregnant wife lol

    What is the best product to fill the gaps in oak floor? Thoughts on light sand of the clear coat, filling gaps and adding top clear coat without affecting the stain?
