Remodel day 8. Water softener was removed and installed a utility sink from Costco. Bathtub installed in hall bathroom and plumbling run for fixtures with a new Delta valve. More to come next week. I leave tomorrow morning to spend a few days up in Estes Park, CO.

Yeah, it's been a struggle with the wife/kids/dog and I shuffling around through the remodel. This started off as a simple kitchen and bathroom update and just snowballed into a much bigger project. Original plan was to update the kitchen cabinets and countertops and some new paint. Replace the hall bathroom tub and maybe the vanity/countertop and then demo and redo our master bath shower due to a leak that has been going on for some time now.

From there, we thought maybe we should update the tile in the kitchen, but then it wouldn't match...well what if we do new tile in the kitchen and laundry room....no, what about all new flooring throughout? Then it went into raising the kitchen ceiling height by removing the soffit, then we should really replace the kitchen window. Kitchen is a full rebuild now along with the hall bath. New flooring throughout the house, all new windows, all new doors, now all new paint (inside and out). Maybe a new front door...we haven't even started the master bath yet. Hoping to have the hall bath completed by the end of November and the kitchen maybe a week into December. Realistically, we're probably not going to be done until late January with everything.

We originally looked into moving, but to get what I really want would cost twice as much as our current house. We are right in the middle between work and kids school so this location works great. We ended up doing a refi with the lower interest rates, pulled some cash out and decided to remodel and stay put for the next 5 years or so, maybe longer as I'm sure we'll love the house much more once it's all done. I just hope we're not overdoing it.

@AZTundra I feel your pain. Luckily ours wasn’t quite that extensive but it’s been a full kitchen and laundry room overhaul while still trying to cook and wash clothes. We refinanced too, dropped to a 15-yr for half the interest. Stayed at the exact same payment and will pay the place off in 5 less years for ~$80k less interest. But we also have no intention of leaving this place either, so we’re in it for the long haul.

I’m on the home stretch finishing a remodel project for some clients of mine. They’re home had a second floor over the living room space. So it felt more closed off and didn’t have much natural lighting. I removed the whole second floor, added a new opening in the upstairs hallway to look into the living room from above, added two new iron handrails to match the existing handrails, re-routed HVAC lines, re-routed electrical, added bracing for a 60” two tire chandelier 28’ in the air and did it all while the clients lived in the home. Here’s some before and after pics. I did some other remodel work as well in this home.
    A5DDFA2C-6A3E-46DF-89B9-4D1ED8926FF1.jpg 2B057AEE-70EE-4D28-A0AA-7FE1F8C78444.jpg EE5E4504-722F-4DF8-909F-5B6E927AC0CC.jpg 55FC652F-8FA9-4D93-9981-6DD5F6DF2201.jpg 92B6AAA2-45F6-4552-9D21-6FFC8EBDF996.jpg 7C2CC599-6D89-4ED3-A8CF-B81E0B2CFF8C.jpg
The upstairs hallway originally came to and end here. I re-routed some HVAC trunk lines & electrical to reframe a new door opening to get better access into an upstairs media room.

The whole second floor system had spray foam in between the floor trusses. So there was a lot of mess from the demo. This is why in a remodel, I always cover the floors with ram board, plywood and drape the walls with plastic barriers.

Painting my cabinets, redoing the backsplash, and under cabinet lighting. Turned my garage into a paint booth. Need to adjust some of the handle pulls as it looks like the old owners installed the old ones themselves and apparently didnt have a level or tape measure... Coming along, not done yet. Didnt actually take before pics so the old pics are from the listing when we bought it with the old flooring and island still there. Listing pictures make it look way brighter than it was, you can see the real color (yellow) in the "in progress" door painting picture (amazing what photoshop can do). Lot of work but if it puts off getting new cabinets for a few years, worth it!

The lacquer on our white cabinet doors yellowed out badly over time. The guy that sprayed them used way too much. Looks great!

Lost daylight but one pic will suffice. Painted this pain in the ass and the front door the same color. Painted my entire office back to white and had an actual painter start on the rest of the house (I hate painting with a passion). Prepping the townhouse for sale finally.

Reminds me of what my garage ceiling looked like when I moved in.
This was one of 4 holes where someone fell through.

Long story short my attic is unfinished with boards laid over joists to provide a walking surface. Stepped off center and here we are. Trash bag stapled up to keep the insulation from falling.

Dumb shit happens, can't share only the nice work.

Put some trim back up in the kitchen, filled nail-holes in the trim in the entryway, and my wife has been re-painting the entryway. Will put up new wall sconce lights tonight after dinner. Sorry - no pics this time.

Replacing an old one or is this the first opener your garage has seen?
Replacement is pretty simple. Just follow the directions and mount pretty much the same as the old as they should mostly line up. Tweaks can be made at the end.

If you're looking for recommendations, I would buy the Chamberlain B970 again. It has wifi capability, battery backup for the power outages, auto occupancy light and was super simple to setup.

So far the led lights have been great (have had the unit 7 months), they are super bright. I like that it has the motion sensor as well so most of the time I don't even turn on the main garage light.

I will grab a picture this evening

Got the old gross carpeting removed and new vinyl plank flooring put down earlier this year, along with having the walls and ceilings painted in the finished basement area, and I finally had time to clean and decorate, and set up my new gym!! Loving it, not having to shower do my hair/makeup and go to gym, only to come home and do it all over again. Now I can just put on my gym clothes, exercise and then do all the essentials after, once!
