    10-4 on the vines. We do have to work to keep ours under control. But the flowers, scent and hummingbirds make it worth it. Without those it would just be an annoying POS, like Virginia creeper or poison ivy. We have both of those coming from the neighbor's yard.

    Got a privacy fence installed before the snow started flying. Cant see the neighbors and can pee off the deck anytime of the day now.

    I’ve been so busy I haven’t had much time to post lately. I had the concrete, asphalt and stamped concrete done on my equestrian project. All of the gates, fencing and entrance approaches have been completed.

    I haven't been on here as much lately due to work, but do have some home improvements scheduled to start soon. We decided not to move and instead refi the house to take advantage of the lower interest rates currently available. We closed a little over a month ago and took some cash out to fix up our current house.

    We are going to fully update the kitchen with new cabinets (already ordered) new quartz countertops, tiled backsplash, remove the soffit to make the ceiling higher and add some recessed lights along with new appliances.

    We are also redoing both bathrooms and new floor tile throughout the house. The floor tile is already here waiting - man those are a chore to move. The hallway bathroom is getting a new vanity/countertop and a new tub/toilet. We are going with subway tile around the tub. The master bath is being completely gutted and everything will be redone. Knocking out a wall to open it up and doing a new vanity/countertop and toilet in there as well. The shower is being torn out and will be a walk-in (curbless) shower enclosed in glass. We'll add a bench seat in there and do subway tile in the shower as well.

    Attached below are some of the materials that we picked out although they don't seem to do it justice in the photo. Grey tile is the backsplash for the kitchen, Wood look tile is going throughout the whole house (except the 2 bathrooms). The hexagon marble is going in both bathroom floors and will also be the shower floor as well. The white subway tile will be used around the tub and in the shower. The square is the sample of the quartz countertops for the kitchen.

    I'll update as we move along. We're scheduled to start the beginning of November.

    This was the first experience I had in there. It really is a massive flooring store and I was impressed. Had an issue with the delivery, but they got it squared away on Tuesday. We needed about 2150 sqft. of the floor tile (about 8800 lbs) so I had it delivered instead of making multiple trips. They didn't have enough in stock that was from the same batch so they gave us 3 pallets and located another pallet at another store with the same caliber to ensure the tile would all match. They were supposed to coordinate and deliver 4 pallets from the two locations last week, but only the 3 showed up. I called them and it sounded to be an error on how they submitted the delivery. They scheduled another delivery which came 2 days ago so we're all set now. Just need to move this last pallet from the garage onto the back patio. :muscleflexing:
