It is. The neighbor started managing it more carefully. We're trying to find the best way to get it easy for him and dry for me.

Yeah. The Tesla guys are the vegans of the car world. :p

Drove over to a food truck and car show event for dinner. Picked today instead of yesterday b/c the only truck with a lobster roll took Sunday off. Show up to see everything closed down…cancelled due to weather. I guess the rain showers three hours prior sent the locals running.

Plan B was to revisit a joint that had a grilled cheese (made with a honey-dipped donut) and tomato soup. Pretty sure I hurt my something; time to go home. DD0FD049-DD6E-406C-81FD-783D9908C716.jpg

Sitting here in the 98% humidity to take in the final sunset…4674CF85-186F-4EAA-AAE0-02FDA3F8EBDB.jpgand see something strange where the railing posts “meet” the roof. Think we have a “measured in feet; cut to metric” problem here. 7FFB8BF0-EDDF-4DFD-A635-87CA12101E41.jpg Every post has this plywood “cheater”.

Since this is my area of work I feel obligated to try and explain this. IF, and that is a big if, that is an intentional design it would be a low-quality way to create what is what is called a deflection head (in my area, could have different regional names). That allows the roof to move when it is loaded and it does not directly transfer the load onto the posts since some amount of motion is allowed by the connection. At the same time, the connection does not allow lateral movement, so somebody leaning on the handrail will transfer the load up into the roof. All of this assumes that the roof truss is designed to support itself hanging off the side of the building and the post is not meant to be structural vertically.

If this was going through a design review currently, it would almost certainly get rejected because of the plywood piece, there are manufacturers that actually make connectors that are rated for that specific use case. Also much more concerning for me is that it looks like there is a splice in the post right at the top. That splice would remove all of that posts capacity in both vertical and lateral load cases so... from that picture and no other information I would be calling out the builder on that one and asking him where he saw that in my drawings :notsure:. All of that said, there is most likely not a problem there, but, by the math, that would never check out.

Hit a deer Friday morning on my way to work.
I can say the drive-by “email pictures” insurance appraisal is a fucking joke. They estimated $1200 for the grill and lower bumper valence after taking all weekend. I spent the weekend poking and prodding and can confirm everything forward off the radiator is broken or bent beyond repair except possibly the passenger headlight.

Four shops - that was the soonest for an estimate. One shop said actual repairs are now scheduled out into October.

That’s a great explanation; hopefully the reason. The plywood part is held in place to the underside of the roof by two wood screws. Guess it just holds the post in place for the railing? A cheap remodel for sure…

While I’d agree with Brandon if this was new(er) construction, my money is on the dilapidation of structure over time subjected to harsh New England winters and the application of bandaids and copious amounts of “structural paint” to keep it together until a nor’easter finally smashes the place to bits and they can collect the insurance…

Amazing that someone spent time to find or fabricate the right size bolt which likely took longer than fixing it right.

I'm hoping those posts are for appearance only, not structural?

Either way, it looks like the deck has settled.

I want to know how they secured the plywood to the top of the post. Betting glue…or maybe that’s why the tops appear to have been cut off. Cut the top, screw in the plywood and reinstall. Gangster.

Unfortunately that does look intentional and definitely very custom. It looks to me like that roof is designed to stand on its own because none of those posts are structural. The only thing they could be doing is keeping the hand rail from twisting off. I've not designed anything on the east coast so I don't know if they have some kinda best practice manual that they all agree to follow but the standard structural code does not prescribe anything for hurricanes. It basically says hurricanes are an act of God, good luck! So I think that U-bolt fits in just fine .

Yeah... in person is the only estimate worth anything. They just try to get idiots to sign off on lower pay outs because insurance companies suck.

Yup. Parts and paint shortages due to recent stupidity is still a huge issue for body shops. I'm on good terms with a body shop owner and he's got so much capital tied up in pending repairs that if he wasn't super conservative with his business funds he'd have gone under. Lots of shops are going under. Pure insanity.
