    There is just nothing on the market forcing prices up - to those who are desperate to buy with low interest rates. My parents are retired municipal attorney’s and can’t afford a house on the Olympic peninsula and they are buying with cash. I think we will see more houses for sale after the holidays and lockdowns subside. Think about all the people who bought a rental house with the equity in the first home and aren’t collecting rent. They’ll have to dump one of their houses. Just my guess. Also, not sure Idaho taxes are really much different than WA. I worked there and had to pay income tax and tax on food even know I lived in WA. But, a lot of good info in these comments. Crazy times for sure.

    Edit: could always buy a new Tundra, Ram, and a F150. Use Tundra for living room, Dodge for bedroom, and F150 for bathroom.

    People can make it political if they want but it is what it is.

    I’m British living in the U.S and I love it for what it is now and I wouldn’t change any of it.

    If I didn’t love I wouldn’t be here. My wife (american) has family living in boise and they love it there...I’d hate for it to go like these other states are going.

    Although looking at house prices in Boise I couldn’t imagine living there...ridiculous compared to where I’m at in Indiana.

    Feels like slim pickings for engineering jobs up here right now but I haven't been in the market for 10 years.

    That's also a switch from what I heard a few years back. My former company's plants in the US had no qualms about firing operations people for any reason at all because they always had a line up of applicants out the door and down the block.

    Don’t forget that 2020 is a complete housing market mess. The foreclosure process has been stymied by government action. So there is not a natural supply of homes hitting the market. That problem combined with insanely low interest rates is driving prices up as well. Prices out here in CA are out of control. Every smart person is selling and getting out of the state. So that supply issue hurting everywhere is even further impacted

    I have to wonder about how long term stable are these jobs people can do remotely and move to order areas. I get Covid has made things crazy but I would worry that any job that is getting done well remotely now will soon be overseas getting done remotely.

    I’ve heard it said (paraphrasing a little) “If you don’t need to be in our office to do your job, then what’s stopping me from farming your job out to <insert foreign country of choice>?”

    In my line of work, I kind of agree with that. There’s a lot of productivity that is lost when our “team” isn’t actually together physically as a team - bouncing ideas, solving problems, and collaborating. If I’m going to settle for less productive and less efficient output, why should I still pay a premium to get it?

    Good luck man. It's a shit sandwich everywhere in the housing market. Maryland doesn't sound as bad, but it took us 8 months to find what we want and get an offer in that was accepted. I refused to pay above asking in an already inflated market so we had to be patient. Had to make the move across the Bay Bridge to what is essentially the Eastern Shore and increase my commute times but it was worth it for the family and our needs. We found plenty of homes closer to our townhouse in Annapolis, but the prices and the competitiveness were too rich for my blood. Two houses in particular we were outbid on, albeit I'm happy about that in hindsight as we were sacrificing requirements for the house for the location.

    It may seem stressful now, but it will all work out in the end. You'll be sitting back in your new pad thinking how funny it was to be freaking out just weeks ago (speaking from experience).

    So frustrated!!!! The agent for a development said yeah....there’s 2 spec’s that would work at end of day Monday. Said he’d follow up with my realtor yesterday. He ghosted my realtor all day yesterday even though he called him every hour and left VM’s and email said he’d talk to him today. Now he says he’s slammed today and should be able to get to him but he’s slammed closing houses for the year. Like dude!!!!! All I want is a “yes it’s yours we’ll write the contract next week. Ugh

    You have WAY more tolerance than me for this BS. They’re playing games - probably what happened is the agent for the development had several prospective buyers and offers and was playing everyone off each other until he sold the last two spec homes and you got screwed.

    Edit: very few realtors would turn down a sale, the excuse that he’s too busy is bunk. Look elsewhere.

    If Idaho is anything like Utah, you basically have to offer on a house without seeing it. And you have to know somebody who knows somebody putting their house up so you can offer on it before it hits the market. In unrelated news, home values have appreciated insanely over the past 5 years or so ;).

    This. I've been getting emails from a few realtors, all knowing what I'm looking for (5+ acresss, not near a city), but those fell off because they can't keep up with their other deals. One even asked if I was interested in becoming a real estate agent because the money is so good (right now).

    There's a massive shortage and you're competing with cash buyers who can either turn the homes into rentals or people with cash moving from a high cost of living area who have loads of cash from their primary home sale.

    Others have said it...rent first. Get to know the area. If you buy something sight unseen how do you know it's in a good neighborhood?
