    I recommend to everyone get a living will going by the time you are a home owner or 28-30. Make sure financial/medical power of attorney's are set up. If you do have any assets...put them in a damn trust.

    When I was back home in Montana this past week, I talked with a HS lady I knew that was going through probate on her parents house. So far she is into it for 35k plus she can't sell anything. She has to pay on her dad's brand new truck at 680.00 per month and it just sits there.

    I don't envy anyone trying to buy homes this past 7 years. I'm starting to wonder if using my kids college fund for down payments on homes is a better investment in their future. The math says yes.

    IMO, teach 'em to go into recession proof work like the trades and such, and they'll always be gainfully employed. Then that down payment on a home is worth way more than paying for college. I look back and kick my own ass for not pursuing welding or something like that.

    We talk about this very thing a lot. College/vehicle debt is just not the way. I'm setting them up for success for the most part. It's up to them to mess it up or prosper from it.

    My wife and I took very different paths in our careers. I went technical/ojt/apprenticeship route and she did college/apprenticeship/ojt. We both had no schooling debt and both did very well. My wife has rocked it these past couple years which is going to be great for our combined retirement income. So proud of her and all the accomplishments in her career.

    Thank you all for the kind words, the reality checks, the motivation and the support that you amazing crew have given me.     My first house was $77K in 1994. 900 sf split and 2 car attached garage on 3/4 acre. Sold it for nearly double 3 years later.

    Been in the "new" place for 20+ years now and it needs windows and doors..... sigh.

    Pretty close here too.... I think mine was $55 in '96?

    Current home built in 2002; wife bought it in 2009 at the bottom of the recession. Sold my place when we got married a few years back.

    She wants to do windows (24 total in home) but I'm having a hard time justifying the expense if we're selling in 5 yrs +/-.

    I always look at the asking price per sq' of any new listings in our subdivision and follow up on the sold price. Most recent one was listed at $276sq' and is under contract, so I'll have to follow up on that.

    As @ColoradoTJ has already pointed out CO housing market is overinflated. Avg price of a single family home in summit county is $1.6 right now. I often see condos, yes condos with ridiculously high hoa fees after the fact, go for $900-$1000 per sqft. And it's not like they aren't selling. I have to keep asking myself where these people are printing their money? So here's the simple math, tiny 2/2 1000 soft condo goes for a cool mil. Then they pay upwards of $700-800 a month in hoa. I just don't get it.

    This shop is the shit!! I pull up and 1st thing I get asked is "can you do alignment?"
    Y'all I can do alignment the old school way with a damn tape measure!! LOL. So I get my own bay with an alignment rack like, "this is your bay now, you will be alignment and suspension guy"
    I don't like the layout so I'm spending the day moving a few things, tomorrow I'll have my tools toted over and get them set up. Pics to come when it's how I want it.

    Agreed. Though it's probably not first time buyers (in most cases). It's likely folks with a little bit of equity on a previous home, selling their $250k home for $800k also, and transferring that into their new purchase.

    My MIL has a condo time share in Avon, Breckenridge, and Steamboat Springs. I keep telling her to sell them all. She offered the one in Breckenridge to us, but I don't want a time share. The ones she has are pretty good and were purchased 30 years ago.

    I hear you on home prices. If you want to live an a nice area in CO...you are gonna pay dearly now. In the Colorado Springs area, you have three choices for good schools and areas to live. Black Forest, Broadmoor, Monument. Out of those three, one area your house is in slide zones and could have major structural damage at any time. So technically...there's two.
