    I’ve put probably 500 rounds through the first AR I built without any trouble. The AR10 has always had some random FTF that I need to figure out - but I took out a new AR15 I built to test and it failed miserably. Multiple FTE then a stuck case that I’ll need to knock with a dowel. Hoping it was just a bad box of the 35 year old ammo I loaded.

    Thank you i appreciate it I am in N phx I drove the truck today and no sign of problems thank God! Next time I go to the dealership for service I'll bring it up see what they say or want to do.

    Truck was just mad we were back on smooth road and not on the trail anymore! That's my story and sticking to it

    Arizona saw the biggest cumulative spike in home insurance rates from 2019 through March 2024. Rates have skyrocketed more than 62% over the past five years, and "climate change certainly plays a role," according to the LendingTree study.

    I thought our rates were high - we started out paying around $2100 for homeowners insurance when we bought our home about 3-4 years ago. We are now up to $3k.

    What are y'all paying for your homeowners insurance and have y'all seen it go up significantly?

    That sucks. Unfortunately I don't have a good recommendation. A buddy of mine just dealt with a leaking dishwasher and his contractors sucked.

    When an upstairs P trap busted in a half full bath tub, we had quite a bit of water damage too. We used one of those companies that specializes in natural disaster repairs - they demo everything that's damaged, treat for mold and prevention, then repair everything. They did an excellent job.

    Who were they so I avoid them please!

    Sorry that happened, we had the company the plumber sent that did the water mitigation, I was not impressed, they said they would do the rebuild but I did not like them & it's over 24 hours since they took their wind tunnel machines & I have not heard from them (I was told they would be calling "soon"

    I have someone from Thumbtack coming at 4 but have heard horror stories about Angi/Thumbtack "pros"

    Your in the west valley or I would swing by and take a look. I lived with an ex-girlfriend who owned a Mold Remediation Company and I have seen a lot of shit with mold. I can usually smell it if there is mold.

    If they 'cleaned' it up did they use an anti-microbial to address the mold? Is all the mold gone? Has the air been tested? They will check the mold level outside (mold is always in the air) and then inside the home in different rooms. Once the anti-microbial is done and the air tested and everything passes "then" you are good to start rebuilding.

    Mold spores are always present in the air but mold simply cannot grow without water and it also needs a protein that is gets from wood for example. Obviously if you remove the water supply issue things calm down and everything seems back to normal. If the mold is not removed then it is still there but dormant. Once the least amount of water gets to it, it will grow

    I went back and checked the photos again. I see the dehumidifier and fans are there and plugged in but I see absolutely no plastic sheeting to isolate the problem area. If there was mold and it is not isolated then the spores travel throughout the home through the spores in the air. I also may have missed it but not sure what caused the problem. I see there is a water tap in the wall for like a refrigerator but I do not see that wall piece removed. I am not there so just wondering because if there you can tell from the baseboard if there is moisture (have a test pen that can be stuck in the wall and provide a reading for moisture). Just looking at what needs to be done, not much more work to make something robust for the future.

    They cut out the only visible mold that was in the drywall (cut the entire drywall area out) They sprayed the remaining structural wood with something, I am not aware of any air testing, The paperwork says it has been dried to IICRC standards what ever the fuck that is LOL

    Here's what it looks like now, After 3 days the area near the pipes was worst, the rest was under 17% the threshold they said it need to be at or under. The pipe area was still 30% so the machines stayed another 24 hours

    So in that first pic the black spots came back after 3 days? Is it getting any larger? The rest of the area I do not see anything but it looks like this is not the first disaster in that area.

    It still concerns me they did not contain the area before any baseboard or drywall was removed

    Friday 6/21 the plumber came, fixed the leaks at the valve splitting water to the dishwasher and the hose (after capping where the hose was, there was still a leak) He had the company come and they set up the dehumidifier, 5 fans & a gigantic hepa filter.

    They came daily until yesterday and tested the % of wet. It was still at 30% Monday where the black is, was somewhere under 17 yesterday.

    Beyond that I have no clue.

    Off topic, we have a lot of water leaks and damage at work, most gets subbed out, but our in-house guy has this stupid moisture probe that he uses; literally on drywall that is dripping……. Bro it’s wet!!!
