    Your biggest expense will be insuring the property against the first person that decides to sue you for their mistake on your property. A great idea, but very expensive and hard to break even if you really put the money needed into improving the land and facilities to support an off road park. Not saying it can't be done, but if it was easy and risk free there would be more of these big parks, and there are very few. Texas is oddly constrained, because we have no federal public land. Everything is the state is privately or state owned.

    Have everyone sign a waiver that states the facility owners won't be held responsible for anything. Use park facilities at your own risk.

    Quite a few popped up since covid in the hill county.
    Mostly ranches turned off road park.
    There's quite a few that I want to check out once it cools off.

    Northeast Texas works as well.
    Although all the iron in the soil turns your tires Blue for awhile.
    It was good though..drove a blue FJ at the time.

    To a certain extent yeah.
    We've always used Post Oak and Pecan for the most part.
    It only takes a couple of sticks of mesquite to get the flavor you want out of it.
    Anymore and it gets bitter.
