    That is a life event not many people have had. Nice work. You should be setup at this point to never have a car payment for the rest of your life. Smart.

    If they do another universal income check I will be convinced they are trying to reset the currency. I don't want to have any debt when that happens. The banks will always get theirs.

    I think we will have a correction in the market. I am not sure it will be to the same extent. I just don't know how people can afford these house prices. I don't know anyone who has gotten a pay increase to match that.

    Destroying the wealth of the small guy since 1933.

    I think I would set back and watch this market for a bit. Keep your eyes peeled but I wouldn't set yourself any kind of time frame. Don't get in a hurry.

    It is really easy to go over budget building in a normal year. I cannot imagine what it would be like to be in the middle of a house right now with lumber prices.

    We had killer deals around here. A 3/2 we looked at had a foreclose price of 130k on 3 acres. I still wonder if that would have been the right move rather than build. It would be paid off by now.

    That's essentially where I'm at. I'm sure we'll see a cooling off but I don't think it's going to be a catastrophic event like last time. If things do drop, it's certainly going to be worse in certain parts of the country than others. During the last crash, TN didn't get nearly as hard as some states. We bought a house in FL in 2013 for $130K that had previously sold in 2008 for $220K.

    Hold on I have to climb up on this soapbox for a second;

    Travel trailers, RVs ect are built like complete garbage. Grand design is Garbage. Arctic fox is garbage. These things have destroyed the wealth of a lot of individuals. I got to watch all this first hand with a family member.

    Travel trailers are expensive. Over their lifetime cheap travel trailers are much more expensive then "expensive" brands.

    You could do this cost effectively, but there are a lot of ways to do it that cost way more than an apartment.

    I told my wife 10+ years ago I'd like to buy a trailer (mobile home even) and set it on a big chunk of land. (10-50 acres)
    Pay off the land in a hurry and then build to suit our exact desires/needs.
    She said I was crazy.
    Now I live 50' from my neighbor to the east and 100' from my westerly neighbor and I can't do the things I want/need to do because it might affect them. (noisy cars etc) Oh yeah, and there is no room to build a garage...that I'd have to ventilate and insulate to the moon to be able to work on late at night.

    Buy the land first if you can get a deal. Get it paid off and then build on it when the building supplies are less lunatic.

    This 'plan' is less viable with a family. So if you are flying solo, now's the time to live spartan and make moves.

    I'm with you 100%. I've been hollering about deficits since 2007ish, didn't matter who was running the circus in Canaderp or the USA. I too was thought of as weird in my early 20's. LOL.

    Most things will last as long as the owner is willing to take care of it. I had an 84 Class C that was in great running order. I had a 28 foot TT that I bought new in 2010 and sold in 2019 in like new condition. Many people buy an RV or travel trailer and think of it as maintenance free. Gotta keep water out, gotta keep pipes from freezing. If it's a driver, it's a vehicle too which will need frequent maintenance as well. My biggest caution is spending the money thinking you're gonna camp every weekend once you get one. You won't. And it's big and needs a place to be when you're not camping (most of the time).

    I think that the will(money, time, frustration) to keep these on road becomes cost prohibitive to most owners. RV trader shows that 95%+ are off the road at the 20 year mark. Those that are still out there are worth a fraction of the MSRP. To make it that long you have to have an owner that is in that 5%. I sealed the 3rd leak in 3 years in my 2016 and then sent it on it's way. It was a battle I was destined to loose.

    I have talked to enough scamp owners to know that they just are not in the same ballpark when it comes to keeping them from rotting. I still have a lot to learn about the RV industry.

    My ‘92 roadtrek is due for a waterpump, but with a 318 and OD, gets 16mpg on the flat. Not bad for tbi. It has an indoor toilet, but an outdoor shower. One of these days ill stumble across a dodge 2500 12v 4x4 chassis, but until then, its a pavement princess, so i cant really set up camp where i want.

    I think my luck is bad mostly because it’s within 50 miles of Boston where the population mostly lies and we have more demand than supply even in a buyer’s market. People are literally subdividing their lots and building new homes to make a profit. Finding new house developments is rare.

    its been sitting for a year or so, but ill fill it with water and run the engine, generator, ac, and whatnot every month. Gonna be a shame when i 4x4 it, cause i want a naked lady centaur unicorn with lightning bolts sort of mural painted on the side.
    Something like a luis royo painting. I forgot the name of the artist that does monsters is the same sort of style...but he had a website in the early ‘00s...

    Rant-it shouldn't be this difficult to find torque specs for vehicles. I can't find anything I need for our Rav4. Isn't there a website where you can buy access to the FSM for a single day? Google-fu isn't turning up much.

    What year rav 4? Usually haynes manuals show up in pdf. But, i dont know about newer stuff.

    The Rav4 is a chick-car. My guess is that you don't have as many DIY owners. I even went on the Rav4 forum and asked around. There might be one out there somewhere but I haven't found it yet.
