    Average is around $184 sq/ft.

Edit: I have friends who just closed on an single story 1100 sq/ft house in Fort Collins for $430k. Things are very expensive here.

    Good call to buy now.
Last year the average price was $736 per Sq/ft. Right now, the average selling price is around $900 per Sq/ft. here.

$900 sq/ft in Idaho?!? Do you live in a predominantly wealthy town or community?

Edit: I see you're in a resort town. That's par for the course anymore, unfortunately. That price is similar to what you'll find down here in Steamboat Springs, Copper Mountain, Breck, Aspen, etc. Hell even Crested Butte is bad. Far too rich for my blood.

I hope your airBnBs are more reasonable. I'd love to head up your way and ride the ol' MTB.

JFC. Sounds like Manhattan pricing. (pre-plague)

    Our house closed at ~$65/sqft.

No kidding. There have been unsolicited cash offers to people around our neighborhood.
My wife and I jokingly discussed what our selling price would be. After going through the pain and emotional distress of an addition/remodel plus finding another house to live in that's in a good spot, and in good shape, and affordable, we came up with a nice even $10 million as our sale price.

Come on up @chrisb the mountain biking is great, but I won't speculate on Airbnb pricing.

Does anyone want to talk about airbags? I think I need to a bit more dynamic load handling in the back of my truck. I put about 2k miles on the truck for a ski trip out west. I had 4 people and the gear to go along with it under the shell. I dislike meeting the bumpstops so I need to do something to help without destroying the ride when it is running lite.

It is story time my friends.
    20201028_085249.jpg

Today, it's in the mid 60's with a slight breeze outside. Where I'm to work for another three hours. The weather conditions here remind me of my short time I spent on a cruise ship near key west, and in the straights of Florida. On the carnival sensation.

I didn't sleep much that week. At most two hours a day. I remember staying up most of the night, only going to sleep late. Around 2:30 am, and waking around 4 am. After all the festivities had concluded for the day, and before they had started on the next.

I woke up on the 2nd day, and my girlfriend at the time was still asleep. In the same position she was when I laid down next to her two hours prior. She preferred to sleep on a cruise "we" had paid for.

I decided that I would go up to the top deck, and smoke my morning cigarette. I did. When I was finished, I meandered around the boat for about 30 minutes. It was still dark. Day had yet to break. I checked the clock on the wall. 4:18 am. "Good, I can go change, and enjoy the salt water hot tub undisturbed for a while." I thought.

I returned to the room, and changed. Girlfriend was still asleep. She had shifted in her slumber. Rolled to her side. One titty had fallen out of her spaghetti strap tank she slept in. I remember thinking how cute she was, but then remembering how things really were. Souring the moment. That's the thing with an active brain like mine. It never stops. Ever. Always pinging, always thinking, always going full speed. Chugga chugga. There are no brakes on this train.

I shrugged off the thoughts, and left the room. My stitch lanyard swaying with each step. I walked down the corridor. I arrived at the glass elevator, and went to the top deck. I walked around the decks perimeter, and then down the outside steps to the "pool deck."

It was now around 5:00 am. The shipmates were out taking the nets off the pools, and filling them with water. I hung out, watched, and waited. They left, and I waited. There were only four other people out at this time. "Choice" I thought.

I decided it was time to get wet, so I made my way to the hot tub, took my shirt and flip flops off, and got in. The water felt so good. My muscles were sore from the prior week at work. Moving 300# hydraulic cylinders mostly by myself. The water worked its magic on my aching body, and I laid my head back. I started to drift off to sleep when I heard a voice.

"Do you mind if I share the tub with you?" I was awake now, and looked up. It was older black lady. She was in her mid/late 60's. She wore a purple, and green one piece, and a sun hat like you'd see at the Ky derby. Sje wore big sunglasses that covered her whole eye sockets.

I said "Sure, come on in. The waters warm."
She dipped a toe, and exclaimed that it was HOT. I smiled, and said that I must be acclimated by now. She smiled at my jest.

She proceeded to inch herself in slowly allowing her body to accept the heat. We made the small talk about where we were from, and life while she acclimated. Eventually she was seated, and relaxing the same as me.

I remember thinking "Man, for an older gal she sure is cool. Knows her stuff." After some time of chit chatting she said something that struck my heart.

"Do you mind if ask you something?" I don't mind. "You don't seem very happy. You smile, you laugh, you crack jokes, you've made me laugh harder than I have this whole week. Yet, when I look into your eyes I can see such deep sadness growing within you."

I was shocked to be called out like this. My brainsaid to back pedal, and leave, but my gut said to stay, and continue. So I did.

She said "How old are you Noah?" Almost 21. "Mmm mmm mmm. Noah, the things in your life are out of balance. That's why you have this pain within. Are you here alone?"

No, I'm here with my girlfriend. "Ah, your voice, and eyes cannot tell lies. She is a big part of the pain, isn't she?" Yes, she is. I replied reluctantly. "Your voice changed when you said the word girlfriend, and your pupils contracted." You're rather observant, aren't you? "I am. I can always tell when someone needs someone to talk to. Here. I. Am." Y'know, for someone sitting towards the sun, even with those sunglasses your vision is quite keen. She said "You don't need eyes to see how much pain you're in. Only ears."

We continued on talking about life for a while, and then I decided it was time to dry out.

I left, amd went to casinos bar in the middle of the ship. I ordered a shot of whiskey, and bought an over priced pack of cigarettes. I pounded the shot, and smoked two cigarettes while I pondered the old woman's words.

I returned to the hot tub, but she was gone. I asked the fella running the bar about her, but he said "She left right after you did. I hadn't seen her before today. Usually I see everyone from here."

I never saw that old black woman again. I always remembered her, and our piercing conversation.

It MAY be time to look into new leaf springs if you were hitting the bumps like that.

i wonder how much of the interior is still there... I'd be willing to buy the dash, lower dash panels, kick panels, door panels, door sills, console and a pillars... then i'd just be waiting for a 00-04 reg cab SR5 to get the rear panels.. I JUST WANT A DAMN INTERIOR AGAIN. black carpet floor with light grey interior works for me.

4.5 hr drive one way.. i might be willing to do that IF they say they have the parts and the price is right.. shit looks like a clean interior... i'll still do a black steering wheel though, and i'll probably keep the black headliner unless i find an intact SR5 light charcoal headliner too...

I like the black headliner, fancy.

Side note; you have to send me dimensions and layout of theater room. I've started doing speaker placement drawings for a few people.

Sounds like we're both in a similar situation. We sold both houses and presently have a majority of our stuff crammed into a small apartment and a small storage facility. I have no idea what is where

That sounds like fun. Building a teardrop is on my bucket list. Things get really gnarly quick around here so I am not sure if it will ever be practice.
