    Nope. Most of us either hold it in our lap, clenched between thighs during big whoops or, I think, a couple guys clip them to the visor, then get smacked in the face when they fall off during big whoops.

    When we can't take it any more, we upgrade to a proper base mount. Come on, Man; you're a dedicated wheeler. It's time to commit. I run Icom. The other that's popular is Kenwood.

    What is the benefit of a proper base Ham like a Icom? I'm assuming better range? Is there less static perhaps?
    Honestly I haven't wheeled since January, new job is keeping me busy, but is also supplying tundra product options :bananadance:

    Better range (sending and receiving), less static. Doesn't get hot and shock me randomly (only one of my Boefangs does this, but still). Once I finally got it installed, the convenience of having it always ready is pretty great.

    So what do you guys think of this place? Think it needs more than $100k in work? I may ask for $50k less than advertised if it hangs on the market for 30 days. Great location and property size but it looks like it needs to be condemned (or at least stripped to the studs) when I toured it this morning. It was probably unoccupied for years.

    The lot looks nice. Good thing is (in pics anyway) there doesn't appear to be any water marks on the ceiling and on the floor. I would pay the home inspector fee and have it looked at before even entertaining an offer.

    It was probably old people who lived there, and have since gone to ALF or dirt nap time. Older folks can live in some shiiiiit when they get beyond years of being able to fix their stuff but also can't afford to have someone come do the work.

    I see a lot of potential, but it's gonna require work. All that land looks nice, and backing up to forest/preserve is temping. Still, $420k seems steep to me, I'd expect $375-390k given condition and work involved. The land though, it's a winner. I'd have an inspector come to look for two things: Rot/cancer and asbestos.

    Realtor have any deets on it? Family selling off b/c the parents moved on? If it's the case, they probably went about 10% over and you may see a quick contract at $390k, but make sure it's contingent on inspection/asbestos testing.

    That kitchen is heinous and the bathrooms are some leftover nastiness from the late 70s.

    I think I'd rather have $400k in potential and land than to need to rehab something ready-to-move-in, but needing major help.

    There are some water marks in the basement and black mold on the bottom 1 ft of the walls where they tried to create a furnished room.

    Not a lot of details unfortunately. I’d probably pay to have the sewer hooked up the the main line in the street but that’s about 40-50 ft out. No idea what that would cost. Bathrooms are complete shit with crap in the toilet. Vagrants probably lived there temporarily.

    I can leave but it’s tempting to buy a place still near major supermarkets, stores and have town water & sewer. My job situation is still up in the air. I was thinking if I got a job with Lockheed in Chelmsford it wouldn’t be that bad.

    Ooof, black mold. Definitely not a fan. That didn't come from nowhere... If there's black mold, there was water intrustion somewhere, you'd need to find it, and with that you'll probably find some rot.

    I will attempt O2 sensor replacement x 4 this weekend. Have parts and the tool. PB blaster might help? 1/2” impact arriving soon.

    if it’s not too bad maybe time leftover to finish my dash cluster lights. Would be nice to see the speedo at night.

    I didn't say it was nice or turn key. It was just a quick example I found online. But it's at least livable compared to what he linked. Big difference in purchasing power between MA and a lot of the country.

    Taxes on the house I linked are $866/year.

    Taxes on the Massachusetts gut job- $7094. $519 more per month.

    Looks like you've got good $$ room to flip/or gain equity when compared to the surrounding comps. Bonus, it has a bigger lot than those around it which makes it more marketable.
    I didn't see any staining on the ceilings like shifty said... but the roof would be the first thing ide get done by the looks of that side room's roof.
