    Anyways, I came here to post this:

    Y'all know that vehicularly, I'm sorta down a hair or two, and I wasn't really feeling down about it. Just like "Man, this shit is wack yo. Always something! Oh well, carry on. I'll handle it when I get to it."

    I've been seeing this CLAPPED out dodge Dakota in the parking lot since I wrecked both vehicles. It's made me realize how blessed I truly am to have a back up for a back up, and that I walked away from both incidents unscathed.

    Guy across the circle bought the house next door. He stores his Rivian in the garage. I think he’s gonna fix it up for his in laws.

    I browse nearby properties all the time. A $500k s-hole for an office and truck mode space isn’t as crazy as it once was. Appreciating asset and all.

    Why does he need to fix up a Rivian? They haven’t even been on the market for a couple of years.

    Invested on a double lot behind me in late 2019 with two other parties. 1/3 acre. Subdivided into 50x125 lots at 1/6 acre. Had two early offers at $300k per lot after all the rigamarole of demolition, rezoning, subdividing, but we hadn’t finished. Build-ready they’ll probably run about $285k on a quick cash sale, should have them under contract this month, if not this coming week.

    Property in my area is stupid. I went in on my current house with a coworker in 2004. $307k for roughly 3100sf under roof on 1/6 acre. We couldn’t even sell for $299k in 2011-2012, after 4 months listed, and that buyer wanted lease-to-own. Comps within 5 blocks today, 10 years later, are hitting 7 digits now, one just went for 1.2m, no way it’s not a bubble. Rentals on all the new apartments nearby are over $1,200/mo for a 450sf studio, same apartment would’ve cost me $250-300/mo tops when I was younger! Rent has quadrupled, wages have barely doubled. Glad I bought when I did, my kids will never be able to afford a house :rofl:
