14 inch Navigation (need help)

I havent been able to find anything about this. Maybe someone here can help me. I just purchased my wife a 2023 Sequoia. But it has the 14 inch screen. The navigation maps are blank almost everywhere. Every now and then we'll be in an area that shows streets and landmarks but most places are just blank with the Nav arrow in the center of the screen. I know it's calibrated correctly but why would the maps not display the roads we are traveling on? She doesn't always connect her phone to the car so she just likes to watch the map and see the street names ect. Please help.
