Buying a home without mineral rights in Washington State

    Hey guys, I’m buying a home in a suburban area which most likely will never be dug up for oil or minerals but still it tripped me up that a plot of land and home is being sold without mineral rights. Anyone know about this? I know in Texas it could be a big deal on acreage. This home is just on a 20,000 sq ft square lot, no HOA, older home in Washington state but title report came back with an exception to mineral rights. Any insight is appreciated.

    will this affect the value of the home or resale later? Or is it of no concern since it’s in a residential area?

    In Texas, you are surprised if developed land EVER actually has retained mineral rights. Seems to have no effect on residential property values.

    In Canada, mineral rights haven't stayed with the land in the event of sale or transfer for at least 30 years and most likely much longer. I wouldn't be concerned about it.

    This. Here the mineral rights were kept by an owner years & years ago. It's rare to get them here these days. I see no issues w/your situation.
