    Best features IMO - space. Height for a lift, room to properly open the door to get in & out. Room for cabinetry to keep vehicle stuff near the vehicle.
    Floor drains I like too.
    A quirk, but I like an overhang in front of the vehicle door. Enough to cover the cab of a truck parked in front of the door.

    There's a ton of floor plans out there that are this type design. I think we just searched for "Garages with upstairs living space". Of course after the wife got hold of it...it is way different than the plans we purchased. Lol

    I agree with all your must haves. As far as your wants make sure you plan ahead for things like location of a lift to add footers underneath the slab for for strength at the attachment points. Drains may not be an option...check with your county health dept for allowance for that. Sink, yes and a toilet if you have room. I'm not using drywall in mine as I tend to hang a lot of stuff on the walls so I'm going wood and pegboard. Happy planning. Cheers.

    Bingo! That is exactly what was done. The addition has a metal roof and the asphalt roof on the original structure has a few years left in it. The addition is primarily for motorcycles and is heated and has AC.
