    LOL! Thanks! We’ve had a few issues though. Not really related to building (water settling in yard, well bacteria needs shocked but I think that’s normal, just didn’t catch it in time).
    Electricians forgot to wire fireplace power, and had to come back. Custom railing inside for stairs had to be resecured, few separation areas in grout that was redone. But we didn’t have to re-Sheetrock anything (no cracks in 1.5 years).
    Which reminds me - we did Spectralock or something like that in all of our bathroom tiled areas. Apparently it’s way harder to install, but doesn’t build up and stain like normal grout.

    One more tip! We have trees all around us, and these things have saved my ass from cleaning gutters!!! I just walk around the house once a week during Fall and sweep them out with my hand.
    I think it was like $15 each gutter, and worth every penny!

    Eta - I would’ve put a urinal in the garage, but I just pee wherever in the brush outside the yard. That doesn’t work for everyone lol. :)
    (I actually pee in those gutter traps, a lot - there like a miniature urinal - just don’t tell the wife LOL).

    One more! If you work on things and have a compressor, it’s a pain in the ass lugging the airhose everywhere.
    I ran PVC tube in the garage ceiling and put a 200V plug for a standup compressor. You can run rubber air hose through the PVC and drop air lines all over the garage. I have an air-hose dispenser thing I’m going to mount next to the garage doors for outside work, but I’ll use the air hose next to the work benches to blow the benches off etc.
    I haven’t installed the hose yet, still need a stand up compressor. As you can see I end up with hose everywhere (can’t stand it lol).

    Also - electricians were almost finished and my stepdad was like “where’s your TV going in the garage!?”
    Another $60 run for internet and cable - well worth it!!!
    (Old school 120 lb plasma from 2008 LOL)

    LOL!! Well, we do have the Bonneville Damn that the Columbia pushes through about 60 Miles from us that supplies power to a metric shit ton of people. And our Wind Mills our East.
    I’m pretty sure we supply CA with power.

    Thanks! Yea on WA! :) we originally were looking for 5 acre lots in LaCenter and then a friend of a friend had this one that we immediately fell in love with.
    No, not in the trade but I have many friends that own their own building companies. I had a lot of help from them. It was a smorgasbord of ideas from a ton of people.
    I’d be happy to email them over to ya - pm me over your email address and I’ll try to dig them up.
    Eta - it took 360 days to build, because there were more than a few changes that were last minute. It’s so hard to put ideas on paper, then to see them in real life isn’t always what you expect.
    Thankfully our builder let me do whatever I wanted (he normally does spec homes). I used him for the major things (foundation, framing, siding, roof, Sheetrock, insulation, concrete, etc) then on the custom things I used friends contacts (tile, granite, floors).
    I handled all fixture purchases myself (lighting, plumbing, handles, etc).
    We had a flat base agreement on the build rate, and everything else was trasparent so I could see where the money was going.
    I’m super anal, so it was absolutely perfect for my situation.
    It worked out very well.
    I’m sure my builder enjoyed me being on site for 4hrs a day making sure the contractors were doing what they were suppose to. I took care of them all though (breakfast, lunch, beers, whiskey) lol

    The W.A.C Bennett dam is 2 hours west of me. The Grande Cache Coal mine and power station is 2 hours south of me. LOL.

    Trust me, free healthcare ain't what it's cracked up to be. But that'll get political real quick. Let's just say I'm not a fan.

    But back on topic. Gorgeous house. I showed it to The Woman. She has declared that we need to build similar. :D

    I have a truck load of walnut I’m making things with. I’ll be making a shelf underneath the TV in the master.
    Just finishing a bench for the entrance.

    I still have a lot to do. Mainly been working outside.

    When we built out our mud/laundry room, I thought my wife was crazy for REALLY wanting a dog wash station. Eventually I caved and built it for her. With big (very active) dogs, combined with PNW weather, it’s been a god send, keeping our completely gutted and remodeled house clean.

    I’m also a huge fan of the following:

    - epoxied garage floors
    - hot & cold water at driveway/patio hose bibs
    - under cabinet lighting & under cabinet outlets
    - USB outlets (kitchen, night stands)
    - outlets for Sonos speakers - expensive units but once you have a few you won’t be able to stop buying them (I’m on number 7 )
    - heated floors at tiled areas, really not very expensive
    - outlets in wife’s vanity drawers for hair dryer/straightener etc. wired so that the outlet turns off when the bathroom lights are turned off. Prevents straightener being accidentally left on.
    - low shelf in master shower for the wife to easily shave her legs. Win win.
    - pull out drawers in pantry
    - Wi-Fi elect switches/timers
    - hard piped bbq. Good bye the days of running out of propane
    - Wi-Fi sprinkler controller. You can’t write endless cycle etc. great when your adjusting at each season and winterizing.



    Bought our first house 3 years ago and did a 100% gut and remodel. I did all the work myself. Now we’re looking for 5+ acres to build the dream house.

    Nice work Chris!! That’s quite the makeover!
    I’m emailing our plans over now. ;-)
    We were going to do a dog wash - but instead did the hot/cold waterspout right outside the garage door to wash the dog. I was going to mount a portable shower head to the wall but just haven’t yet. Our Chocolate lab passed away in Dec after 14 years with us - hard to think about replacing him just yet. We buried him out back underneath a flowering cherry tree and put lights on it. We look out our back porch every night at him/tree.
    We actually did 3 out of 4 outdoor faucets as hot/cold. Sure makes washing the cars in the cold weather nice too! :)

    And yes on WiFi sprinklers!
    The Rainbird system is super easy to navigate!! And really not much more expensive. No more running to the control panel - you just turn off/on from your phone when adjusting!
    And you can change schedule from wherever you are! Super cool. We love them.

    And I have to admit - we plumbed our back patio BBQ for propane, but I refuse to hook it up. I’ve left my BBQ on a few times and have emptied my 5 gallon tanks.
    I’d hate to empty my 250 gallon supply lol.

    Also recommend the full-pull drawers (first pic) vs the doors with slide (2nd pic) in the kitchen.
    The doors in 2nd pic are a PITA.
    Hooked up the utensils/spice drawers myself. They work great!
    Anyone can do these for like $30 a drawer. Just takes some time and table saw.

    (My mountains are blue tonight) ;-)

    So much great information in this thread.

    Insulation in my opinion is key. We didn’t build our house, but the man that did followed a lot of the same ideas and principles. All our interior walls are insulated and makes the home super quiet.

    I love vaulted ceilings, but not the best for heat and cooling. We learned this lesson when looking for our current home. Our favorite floor plan is 1.5 story homes. They are just so open. Love them...until we had the owners pull utility bills.

    Most of these homes had 2-450.00 per month utility bills. I just about shit myself when I seen that...and that was just electric and gas. This home we live in how, the highest utility bill in the winter has been 155.00, and on the Palmer Divide, is almost unbelievable. Hell, our highest in the summer is more due to AC. So far, 180.00 has been the highest. I can live with that.

    The rental home we had four months before we purchased this home was the same size, and the utility bills were 240-270.00 per month, and it wasn’t even cold. However, the inside of the house was freezing. The heater ran non-stop. We were not there long enough to find out how hot it was inside without AC (we heard from neighbors it would be 5-8 degrees hotter than ambient).


    Something that hasn't been discussed (or I missed it) is consult with your homeowners insurance company on what raises insurance. I was rather surprised on what USAA told us. I will share it with you, and geographical locations vary of course:

    -Basements. Some peoples flood insurance only covers if the problem originated inside the home, such as a pipe/water heater bursting. I was shocked. So if you have heavy rains and the rainwater floods the basement, bill is on you. Something to watch out for.

    -Roofing materials. Tile and Metal roofing materials are not only expensive to purchase and install, they are also expensive to replace. One of the homes in the link I shared in this post had a 45000.00 roof. Yeah, insurance on that home was almost 300.00 per month.

    -Wood fireplaces. I love them and it was a must to have one. There are some really high efficiency inserts that actually take outside air instead of the warm interior air. There is just something manly about chopping wood, loading up your Tundra, and using it to heat your home...etc. Lets not forget the ladies like a nice warm fire, kids at the sitter, wine and candles, the man cooking up a nice dinner for her and some "alone time". That right there is some memories....
    However, they raise the homeowners insurance a lot. I was actually surprised on how much. Our home now has a gas fireplace with a blower and flame control, temp control, and remote from Heat & Glo.

    I never thought in a lifetime this would be a better option than wood. I will never have another wood fireplace inside my home again.

    -Siding materials, especially if you have a fire danger. Cedar siding in the mountains might not be the best option, and wood peckers love making homes in your siding.

    - Landscaping materials. This is probably more for fire areas, but having trees anywhere close to your home and not trimmed up 10' is a real fire hazard. Insurance companies will come out and do an assessment of your home for best insurance rates. Mulch is just a fire breathing hazard. Charcoal Grills on wooden decks...heres you sign...

    -Security systems and fire alarms that are monitored also reduce your costs.

    We live in a high fire hazard area, in fact the Black Forest fire was the most destructive fire in Colorado history, and our homeowners is 127.00 per month and insured to $725K. Not bad if you ask me.

    When you are building a new home you must first go for insurance of home as well as for natural disasters like Flood damage, water damage, wind damage insurance. As Due to change in weather conditions no one can forecast exactly about when hurricane or storm will happen. So its always better to have flood damage-water damage Glendale insurance from the insurer and to have a talk with public adjusters who will give you some helpful hints on getting the maximum amount of coverage.

If it ever fails you can have them pumped out and your good to go instead of replacing the system. As for a garage i would recommend post and Beam not a attached garage. Car exhaust fumes can kill you.

    That is a badass detached garage!!
    But I could never do a detached garage and would highly suggest against it for anyone building.
    Super inconvenient. I’m out in the garage 100 times a day (and in my socks and boxers). In all my years of life I’ve never left a truck running in the garage - there’s no reason to warm them up, because they don’t sit outside all night lol.
    I actually put a duct in my garage - which is a big no-no. But a garage that has A/C in the summer and heat in the winter, is beyond awesome as long as you’re not shooting for any Darwin awards.
    Simple as closing the vent if you don’t like it.
    Barn is almost finished! :thumbsup:
    Note to any people building - figure out where in the hell you’re putting in a shop/barn prior to building.
    My original plan was to put the structure right next to the house (left side) but we ended up landscaping that area not thinking it through entirely.

    Damn. I am trying to score around 5-10 acres and hopefully will be traveling down this road in the next year. Your place is amazing. It will be just me and the wife so we don't need as much house but will be looking for more garage/shop space than average. Be prepared for a visit if that happens for instructional drinking sessions.... :D:D

    Anyone here had to drill a well? I am looking at a few different pieces of property and most do not have a well installed yet. Any advise on getting one drilled? I know the cost depends on a lot of different things like depth, material, location etc.

    It was $5000 about 11 years ago. I had it done by a rotary fill and took them around 4 hours.
