We have the same problem with a wood front door. In Colorado, the weather swings, dry climate really beats them up (same with wood windows). Just purchased a new rear door and front door. Both are fiberglass to handle the high temps and direct sunlight. We were going to use a steel door but was advised against that.

Thanks for the info, our chest freezer is a 7cu.ft. or so. It is a pit that is difficult to find anything without pulling a lot out. Yes, we are looking at the 11cu.ft. drawer unit from Costco. I will look at the dimensions of the next unit up to see if it will fit in the pantry.

What was the reason for not having steel doors for external doors? Just curious because that is what we are looking at is steel doors

Well beyond my abilities as a DIY, but I think it’s safe to say my wallet just replaced the shingled sections of our roof with metal (was a mix of metal, asphalt shingle and roll that were at the end of their useful life). Stupid expensive but now I don’t have to worry about my roof ever again!

We have the original wood shingles from 1895 or whatever, below a few layers of asphalt shingles, below the metal. The last time I had our quoted for replacement, it was $50k. I've been playing the Powerball religiously since then.

Metal roofing has probably the best performance to maintenance (or lack there of) ratio there is

I hated to spend the money on something so 'boring' but I am glad I can check this off my list for as long as we're here. We had a metal section prior to this and it has been hands off easy (just periodic cleaning) for the 14+ years we've been here.

    I wish but no.

I’ll have to look at the fiberglass doors. I just assumed exterior front doors were either steel or wood.

I don’t understand the longevity part. I figured the steel would be around just long as I am. Just like anything, maintenance is key but just curious what their thought process or experience with the longevity of a steel door in Colorado

just received 'permission to operate' by the power company. added a cpl of home backup batteries to the new'ish to me place. have them in another property and will never have a place again without battery backup.

went with full house backup again. have a fairly large solar panel installation with two systems so im ending up feeding quite a bit back to the grid. in one pic you can see my panels and battery are fully powering the house. it's currently 97 degrees outside and i have the a/c pumping at 74 degrees on 3,600+ sq ft, both floors.....and it's all powered by panels and battery atm (peak usage time too). no grid costs for now. very happy. if you're in cali, semper solaris is great to work with imo. they did both home backups.

    IMG_1232.jpg

    IMG_1231.jpg

this makes it all worth while. it's a pic (ive shared before yrs ago) from the other place when the power went out. pretty powerful pic on the return on investment/quality of life when the grid isn't providing.

That is a great way to peak shave! How much did that system (tesla battery backup only) run you?

Next year the utility company in Colorado Springs will be peak metering starting in April. For the people that are not informed on what that is:

4PM-8PM from May-Sept electrical costs will be .26 per kw. All other times rates will be .06 per kw.

During Oct-April 4-8PM rates will be .18 per kw and all other time rates will be .06 per kw.

This exact reason is why I recently opted out of the new smart meter program they just rolled out for my county.
They claimed it was for spotting outages quicker, but I know the real reason :tinfoilhat:

I'm not letting go of my .027/kwh power :spy:

Never mind. I priced the power wall out. 9300.00 per panel with rebate incentives of up to 5275.00. Not sure what I would qualify for here, but if one can get through the peak every day without paying the higher rates....could pay off rather quickly.

Just to put things into perspective, a co-worker built a house in TN and noticed that power outages are frequent. She just installed a whole house generator (22KW) for 16,000.00. Now I think she overpaid (by like a lot)...but still.

I will have to look into this. Even if I don't have solar, charging these batteries in off peak times and using them during peak times (or emergencies) could be an alternate way to go.

Looks a little muddled to me, what's the Electric Cost Adjustment (ECA) charge mean?

    Ours is a flat .027/kWh 24/7/365
    For now
