    Long story short 2+ years ago my girlfriend and I went on our first date that lasted 6 days, we have a mutual dream of land (20+acres) and building a A-frame home. the date revolved around looking at lake front property in upper Michigan. Since then we have started looking all over the U.S. but i think I may have found Heaven in terms of lake front property, sadly I doubt we will never be able to afford such a view.

    i have a similar dream of land. long time friend of mine lives in marquette. last year they bought a weekend/rental place just out of town on the lake. it's beautiful. not like your picture (which is a spot i wouldn't mind living out my days) but still awesome.

    Took my wife to Lake Tahoe a few years back in the summer. She was really awestruck, wants to live there in the warmer months. Tell her, maybe some day, real estate crazy there, might get a single wide on our budget....

    Views there are pretty sweet, not Norway but nice.

    there's some nice lakes in north CO too. the Redfeather Lakes are nice.

    It's beautiful, but all I see in an obstacle course for the truck or the sxs. Thats why I live out in the country rolling hills on 20 :)

    shooting? I have just the solution for you, we have PLENTY of cheap houses in Chicago next to vacant lots :eek: and your gun fire will blend in with the others :eek:o_O. will the sound of ambulances going 24/7 bother you?:rofl:

    When I was late teens early 20's Chicago was fun but I asked my girlfriend how much of Chicago do we really take advantage off?...We can live somewhere else for a 1/3 the cost without the constant noise,taxes, high rent/mortgage and crime and treat the big city's as a tourist stop.

    There are covenants for that property that state no shooting guns or hunting. No houses smaller than 800 sq ft etc.

    I have to have a minimum 600sq ft which isn't bad. I don't hunt much on my property but do a lot of target shooting and I'm only a couple miles from a nicely stocked reservoir. There are folks trying to ban hunting but getting some serious push back. 2nd largest elk herd in CO runs thru my property.

    Thats what I like to hear. The 2nd largest Elk herd going through your property part. They will never ban hunting. These folks have no idea the money hunters spend on conservation. How else do they think these populations grow. Take turkeys for example on the east coast, They were reintroduced and are no booming by me.

    I might have to take a road trip out there next fall.

    As for Heaven on Earth I would have to say New Zealand is the closest I've seen with my eyes.

    I like covenants on our mountain property within reason. We have three quarter million dollar homes in the area and people next door have tried burying a flippen 40’ Conex and live out of that with a tent outside shower for the whole mountain experience. I wouldn’t want to live next to that. Call me a snob, I’m fine with that.

    Mountain terrain, some limping and fire boundaries. Road access if not taken care of by the HOA, can get pretty expensive. Flat land or rolling hills...yes, and a lot of it. Better have a big tractor with a mower. We almost purchased 20 acres until one starts looking at hidden cost. Do you know how much time it takes to mow 20 acres? On the flip side, the cost of paying someone to mow it was 2200.00 each time, average of 2-3 times per year. Buying a tractor and spending the 16 days a year doing it yourself pays off pretty quickly.
