Advice on North Texas Area

    I’m remote, wife is remote and we are kind of looking to move out of south Texas.

    Looking for cash purchase under <=$600k. Anything over would be a mortgage and prefer not to.

    My family lives in Kansas City and her parents do to but spend most their time at their lake house in Eufaula, OK. So looking for an up to 4 hour radius of the lake house.

    I’m targeting N/NE Texas. But I’ve been looking in Edmond/ OKC too. Looking for good schools, good community and a good bang for buck on housing. Od prefer to stay in TX for income tax purpose. Right now my top cities I’ve found are Rockwall, Wylie, and Prosper/ Celina area too. These are one supercharger trip in Denison from the lake house and close enough to Dallas to have fun but not be in the shit.

    I don’t know Dallas/ N Texas very well so I may be missing gem cities and/ or missing cons in living here. So open to suggestions from folks or testimonies from anyone that’s lived where I’m shooting darts.

    Never lived there, but we travel TX Hwy19 from Crockett up through Paris then to the Indian Nation Turnpike over to Joplin on our way to see family in KC area. Said all that to mention Sulphur Springs looks like a neat little town. Easy drive from there to Eufala. Looks like it's probably a little over an hour to Dallas on I30.

    Son lives in Wylie, Nice quite Lil city. I work for a home builder and get to see all the new areas being developed and the price point your looking for.. look at the highland homes website, they have some home communities in N. TX. off 75 ie.. Sherman and Denison? Message me if you have any specific areas to ask about.. good hunting!

    Caddo Mills is a great town with incredible schools. Growing TOO quickly, in my opinion however.
    Rockwall is WAY too crowded... always. Traffic is awful. Great dining and entertainment options, however.

    Commerce and surrounding is gorgeous. South of I30 on hwy 19 in Sulphur Springs is beautiful, as you FINALLY get far enough east for some of those tall piney east texas woods. Paris is beautiful (outside of town)

    I prefer to be out of the city anymore. I was born and raised in Garland, near dallas. Finally got the heck out of the BIG city back in 08 when we pushed east to Royse City, then we purchased our home in Caddo Mills in 2017 so our kiddos would be able to attend outstanding schools and enjoy the small town life. Proud to be a Fox. ETX is some of God's country. (just wish we had mountains!)
