Moving to AZ - research thread

Most people out here seem to have “split systems” with an air handler/furnace in a closet and a common return right at the air handler closet. A lot of people used to have swamp coolers(but also a heating furnace) the most common swap is a split system. Almost always ducts aren’t/weren’t insulated in a swap. Yours is a newer build so the sky is the limit, multiple returns is definitely a way better system to have because it will have better air circulation in all the rooms vs only sucking return air from one common area. R value with insulation and windows and doors also helps your cooling case.

 

Is your drain line at the bottom on the lower or higher port? “Should” be at the lowest port with a drain overflow switch on the higher port(the ones right next to each other not the ones on the vertical plane)

ok, thanks , I don’t remember anything but the big ass units on the roof , there is a shit ton of vents etc in there , with two thermostats and each unit does a portion of the house . When the inspector was cycling heat and ac it was pretty impressive how fast it raised and lowered the temp so we’ll see once I get out there .

I’m getting a full duct cleaning as they had a cat and I need that all sanitized and they have shit ton of vents counted on the quote . The builder said they made it a point to have a robust system since that’s what people were most dissatisfied with in the area. We’ll see maybe it’s shit, maybe not , lol. It worked awesome when they were testing it though .

they must have craned those up on the roof , those unit are pretty big horizontal ones or whatever , the seer rating is better than what I have now if that matters .

its so fuckin humid here today mine is running non stop to keep up, a 2 story here is way harder to deal with and my current home is not built anywhere near as well as the new one.

 

We went with a baja shelf. its deeper than typical, at about 18". We got 2 polywood style adirondak chairs and we sit in them, and your bum/waist is in the water. I think its nice. Additionally, our Pentair lighting is nice (but the app /programming is annoying, it always locks up on purple/blue - but looks nice).

We did an 8x12 18” deep baja shelf as well. It’s money. The dogs love it and I’ll hang out there when I’m watching a ball game or movie.

Not as many snakes as people like to think. You'd be sleeping with the meeces long before the esnakes arrive.
Tons more bugs and critters in VA than AZ.

same here, you cant even be outside right now with all the mosquitos , nats, flies, bees , hornets, yellow jackets, no seeums, etc.

plus its absolutely fuckin awful out today,

96 degrees, and the worst part, dew point 75+. ugh , you fuckin gills to breathe this shit

 

But out here we have special bugs that will make you have nightmares…….
One that comes to mind is the palo verde beetle…….
This is a larva we found digging up a sewer line at the kids school, so you can imagine the actual beetles size!
