    The one thing I have to say about 'coastal construction', at least where I'm at, is that they really skimp on insulation...

    So, obviously exterior walls, roof, and floor (above crawl space) are done... But, seems like zero insulation between walls and between 1st and 2nd floors. If they would have spent the extra couple of thousand (if that) properly insulating, we'd be able to keep temps much more balanced in both the summer and winter. But, either way, still waaaaaay better than 110-120 summers while you pray the freakin' AC units don't crap out (which they usually coughed up a demon every 2 years of so)!!!!

    Oh that's not night time. That's during the hottest part of the day during the hottest few weeks of summer. Averages in the house are under 70 on a normal day. Like GZ and Triple C, if it's over 70, I'm not stoked.

    I routinely hit $400+ in summer even though I now have a new high efficiency systems because they keep raising the rates. Which, speaking of, I just got an email from TEP stating that they are putting another increase proposal in. :frusty:
