    Got one on my Ft Garland property already. The access road and building pad will be great. There's a primative dirt road that runs through the river property that was perfect but my Ft Garland property has shade and 10 minutes away from a diner. This property is only a mile away now from electricity. Was 3 miles away when I bought it . Took 17 years for Xcel to get 2 miles closer. Heh.

    We have a drought here. Reservoir's nearby are all less than 25%. Not good at all. Affects the native fish populations here in the local streams. Not funny. Just sayin. I say so in the affirmative.

    Sun 300+ days a year. Zero pollution. No smog checks. 8000 square mile high altitude valley surrounded by 14,13, 12000ft mountains. Bliss. Best air you'll ever breathe not to mention the gazillion stars overhead with zero light pollution. Most days here now 70 to 80 through Fall. 40 in the morning. Bluest skys you'll ever see. Total population here is 50K. 8000 square miles. Easy math. Ha!

    Oh I have been to CO before. Definitely beautiful. I could never live there though - weather is part of it, and then there's the other stuff.

    The other stuff does suck. The suck hasn't affected this valley. Will be hard to do. Texas isn't immune to the suck. It's a cancer. BTW...I was born in Texas!
