You need a minimum of 1 acre to build. There are some nice lots under 1 acre to be had in very nice locations here. Ideal for recreational use or hunting camps.

    Good morning everyone.

I was going to start forms today but forgot about a little thing called frost line. We only went down 12-18". At my elevation and winter temps need to go down 36-42" for my footer. My neighbor took off his backhoe attachment so it will be a few weeks on that. Oh well, weather won't be cooperating anyway I'm sure.

Oh FaceBook marketplace. I can't believe I signed back up to that devil. The "is this available and how much" general questions are annoying. If they ask how much, I up the price 10.00.

Well that is weird that the land was subdivided up into smaller lots . Probably an after the fact issue.

Quite common down here actually. Most people don't build. These are off grid properties and most are used for recreational use only. Size depends on location here. Out in the flats most lots are a minimum of 5 acres. My lot on the Rio Grande is 0.28 acre. Pricey and smart for the seller. If you want to build near the river you will need to buy 4 adjoining lots. That's over $20k easy per acre.

Well that still isn't horrible considering what an acre costs in Denver.

I bet you are beside yourself and just giggling that you are finally out of Denver with Manny.

Yep, quite reasonable as long as the buyer understands that there's no water, electricity, or sewer to hook up to. So many visitors/tourists come to the valley to see the stars and mountain views and buy a 5 acre lot with visions of off grid living to never come back. Ha! The local paper publishes county clerk land auctions every week. A lot of tax default properties to be had cheap. Needless to say there are several people that make a living buying tax default property. Maybe I should. It's dog eat dog, and I'd be the new guy. Heh

    Don't miss Denver at all.
