    Commercial/residential property manager for 15 years… Have dealt with flat tpo, torch down, exposed fastener, standing seam roofs. Just did my own house roof last month (33 squares, paid $12k.. Labor is dirt cheap here in Houston).

    Would prob just go asphalt or metal if I lived in a hail area. Standing seam if you can afford it, but there is nothing wrong with exposed fastener if it’s installed correctly.

    I'm dreading a roof replacement as were are at year 22 of 25 year architectural shingles. Of course we could get a few more years out of it but regardless it's going to be an expensive deal, however the underlayment looks good and there are currently no leaks. My gut tells me to go with metal, however I'm leaning on just having someone go over what's there with another layer of shingles. Cost difference between those two is huge and you'll get probably another 15 years out of it. The only thing is we are both in our 70's, and on Social Security so it's a bite. When the roof was done in 2001 it cost `13,000 but they did replace the underlayment then. Now with lumber costs it's into the stratosphere.

    Well today was fun.

    The synthetic shake shingles are around 60-75K out the door. This style roof has a lot of benefits, but the downside your wallet will be very light for a long time. Insurance would drop 8-900.00 per year. The savings just isn't there unless it lasts 30+ years.

    Typical asphalt shingles will be 17-20K that might last 3-5 years. Longer if we don't get golf ball size hail. I wouldn't make any bets on that. We got hammered again with quarter size hail.

    High impact cat 4 asphalt shingles are about 4.75 a square foot plus install. That would put our roof at 24-27K for a roof. Could last a while.

    So I started dabbing in metal roofing. We can't stand the typical metal roofing. It looks fine until dents happen. Then it looks like a carpenter that smashed his thumb with a 3 lb sledge hammer. We like this style:

    This would go for 10-15.00 per square foot with a 50 year warranty. This would also drop our annual insurance costs by at least 1200.00

    We have 8 more years here realistically. I can retire next year and then the wife can three years after that. We will still have kids in HS. :anonymous:

    What's crazy to me is how much your insurance is. My entire premium is around $1,300. Granted my house is smaller and worth a lot less than yours($500k). I have a $1,000 deductible. We don't get hail as often here in TN so that helps our premium. We get pea sized hail often but it doesn't do any real damage.

    The last bad hail storm we got in Knoxville was 2011 and most of the houses in town got a new roof, including mine(before I owned it). I'm hoping to get another 8 or so years out of my roof.

    Did you end up going with the metal roof pictured?

    Insurance in Colorado is pretty high...just like everything else. :rofl:I have a coworker that just finished her house in Kingston TN and her annual premium is 680.00. 600k dollar build.

    We decided not to make the investment of a metal roof. The one pictured above would be 70-80,000.00 on my house. We don't plan on being here that long to have any real benefits to us. We went with an asphalt shingle again, but a class 4 roof this time. It will lower our premiums 90.00 per month.

    Wait... The golf ball to baseball size ISN'T the big stuff?!:eek::eek2: WTF?!

    Forgive my ignorance, I've lived in San Diego my whole life so I know what weather is... I've just never actually experienced it. I don't think I've ever seen hail bigger than like, a Pea maybe?

    What if you're out in the open somewhere and baseball sized hail starts falling?! Do people die regularly from being hit by these armageddon ice bombs?

    There has been softball size hail. I was stationed just a bit north of San Diego. The weather there is amazing. Don't ever leave if you enjoy the lifestyle.

    Yeah, we're pretty spoiled. My wife grew up in the mountains and sometimes talks about moving when we retire just 'cuz it's so expensive here, but I'm pretty lifestyle limited on where I could go.

    Sorry about the camper. :(
