    thats how i got my tundra. Grandpa broke the cable, i got the door open, and out of habit he shut the door, and it was hung. I couldnt get the cable to work the latch after that. Took the shop 6 months to get the new latch. He got a ‘21 tacoma after 4 months.

    No doubt. My bigger concern is what XYZ factory has been quietly dumping into the water table to save money w/o anyone knowing, that's the shit that really gets you.

    Things will bend, and that's what you don't want. Note that the rear doors, that center piece with the pull handle snaps in. Wondering if popping it out may give you some inside access which could help? I think you may need to pop two screws out first, but ... I swear I recall that piece able to come out, I considered padding it when upgrading my speakers and having it wrapped in leather.

    There is, it's called smash the glass?

    ^^ thanks but I got lucky. The stuck door was the Tacoma. Pulling vigorously got it open. I hadn’t snapped in the cables deep enough. All fixed now. Just cost me some YouTube for the boys on diy grappling hooks and some pen on a nice shirt. Reasonable price to pay.

    Tundra doors are just much less risky as far as the handles go.

    Random thought. I know all of them are falling off but I wonder how bad the 2022 mirrors are for FGT. Given that they went back to a 6 bolt wheel, I wonder if maybe the mirror mounts changed in any positive way for us. Seems like there might be a wind-broken one lying around which could be used for a test fit. And they have cameras in them already which is interesting as well.

    A sad realization has settled into me.
    When i got to grandmas last week and was hunting for a coffee scoop i found some measuring cup spoons and mentioned i thought they were neat.
    Last night grandma packaged em up and told me she was giving to me because she doesnt use them.

    Yeah, I spoke with the farmer and he said he uses it, its a rotating crop corn, soybeans this year. he agreed that what you buy from walmart will kill you faster than any overspray from his land. He said he does use Glyphosate and bicep but in very small quantities.

    the main road is highlighted in white, it's 3 acre block highlighted in yellow on the side of a mountain, with the peak being to the right of the photo and all running downhill to the left. you can see the plantings in brown. So it's a fair size in all I'd say about 20 acres surrounding the house. I'm thinking if I buy it I'll run a line of cypress along the northern border to stop any overspray into the yard.

    Arborvitae are also pretty hardy and make a good natural barrier. Kinda expensive if you need a bunch of em tho.

    Ok thanks guys, I'll look into both, I was think leyand cypress or green thujas, I can get them pretty cheap already at about 8 feet height.

    This is big-brain driveway.
    I always laugh when rich MFers build huge houses on decent chunks of land with lots of landscaping and then their driveway is a straight shot from the street to the house. Bro, what's the point of all that landscaping if I can look into your windows from my car on the street?

    It's not uncommon to see people here build a beautiful house on a horrible lot. I don't get it. I'm sure the land was cheap but I wouldn't enjoy it.

    Somewhat related, I saw interest rates are up to 6.75% today. I'm glad I'm not looking for a house now.

    I can still get just under 5% fixed, its actually a good time to buy if you can get in, Fed's going up 2 basis points this year so knee jerk reaction from the herd is to drop prices, the extra 300 bucks a month is worth the 45k the seller dropped in price for me.
    I've seen many houses over the last two weeks drop 20k and some cases 50k on around 400k. this is in regional NY/ MA.
    I don't feel this correction will see houses drop too much as there is still tight regulations around applications, so defaults won't be that high.
    Just start putting crazy offers in on what you see, you might get something.
    that's just my 2 cents anyways, best of luck

    The area we live in and the areas we're looking at are very desirable parts of central IN. The prices haven't dropped much in my area, but we still keep an eye on them.
    I need more land, more garage, and less house.

    I’ve changed my plan to cash buy. And try to amass cash. Definitely limits the possibilities but it eliminates the rate and painful loan process.

    Targeting 2024. Of course prices could skyrocket by then. But hopefully we see some cooling.

    Well if you use cash high rates help you. Generally the market has to ease prices because most shoppers have a monthly amount based on price and rate.

    I believe the rates back in the late 90s were around 8% so maybe that’s the time.

    In S. AZ, housing demand is still extremely strong. It will be interesting to see how higher rates play out.
    I expect 40 year mortgages to be a thing soon.
