    Blue ink I think is the best match and even that is too dark. When I bought mine new, I actually waited 6 months to find a tundra with a grey interior over the ever prevailing blue-grey that was everywhere.

    I'm curious, do you guys think the housing market is safe right now or do you lean more towards it being a bubble?

    I've been bullish on the housing market because it's really a supply and demand issue causing the price increases but it also seems to be increasing so much it's not sustainable. People keep trying to compare it to 09 but that was a completely different issue.

    It almost feels like we need to hit the reset button though.

    It’s hot because rates have been so low for so long. It’s hard to get a mortgage nowdays.

    I think everyone will be happy if it cools. As rates go up, bonds become more attractive and money can flow there. A lot of the pumping of value is from investors looking for a return.

    With that said, location location location. Desireable neighborhoods are a long term no brainer. Short term corrections for sure.

    Having sold my other investment property last summer, I’d prefer to buy at some point. The question is whether to wait or not and whether to stretch or play it safe. And whether to live there or not and if so when to move.

    Im also working on trying to get a permit through the city for the privilege of paying way too much to add a room within my existing footprint here. 1700 sq feet and feels like we are always tripping over each other. I planned for one kid, not two.

    I really dislike that part. I grew up in a single story house with a giant pit driveway/garage below. I know all too well what can happen. I remember we had over a foot of water in there at one point. That and my sister trying to back up the car we shared and smashing it into a palm tree well off the side of the driveway. Granted this one isn't nearly as long or steep but still, definitely nothing to like about the driveway/garage setup.

    I’m already starting to see more choice in my price range. Still waiting on that special one I can install a lift in the garage though. It’ll level out and come down a little bit in my area due to increasing mortgage rates, maybe more in yours.

    To follow up on the housing market, the previous bubble has well documented roots (see Liar's poker and The Big Short, Michael Lewis does an excellent job going through the details). Irresponsible lending hasn't come back, so we don't have the same systemic instability on pure financial instruments. That's the good news.

    The bad news is that wealth is concentrated and therefore more wealth than ever before is being invested rather than spent for daily needs/operations as might be the case if we had more financial equity. With historic low interest rates, investment $'s are hunting for a home with better return than the paltry risk free rate, and a good portion of this is pensions, personal retirement, etc. So those $'s inflate the market for others, which doesn't help anyone hunting for a home to purchase and live in.

    I'm confident we will see a cooling, at least at some point. But I think if you compare to the price of private university, and you factor in how the rich keep getting richer because the best way to make money is to have money to invest, I think we could see long term increases which continue to make life difficult in places where people want to live, effectively changing a neighborhood from diverse to homogenous.

    I see that happening where I live right now. If that neighbor's house sells for 1.8 it would be absurd but it will only encourage more of the same behavior, anyone willing to move can cash out and own their next home free and clear if they are flexible enough to live further from the beach. The problem with that move is the property tax increases really suck, but not having a mortgage is pretty nice too.

    Switch-Pros trim piece for the sunglass holder location. The raw 3d print finish is not terribly to my liking so I've started sanding it. I think I'll put it aside for now and focus on the Tacoma doors today, sound deadening, puddle pods, speakers. Either that or charging pad and lower switch panel.

    I’d probably check into some of these places that match interior color based upon VIN…couldn’t be worse than color matching it yourself.

    My only thought on this one specific house is if it might be possible to blow up the laundry space and relocate it (downstairs or elsewhere.) There are 4 doors in this tiny space, seems like a lot of waste. Push the back wall of the garage, establish a small workbench, dog tub where the sink/toilet are, one door to the "Eating Area" / Family room.

    Or maybe even try to take over the dining area as workshop space but I'd imagine that would be met with resistance.

    And certainly reclaiming that space lowers the value for any normal person.

    Keep in mind that garage wall you are thinking of moving is probably fire rated & hopefully that fire/fumes-stop goes up to the roof. Complicates things a little bit.

    For your switch plate - what about wrapping it? Must be some bit of plastic in matching enough or complimentary black or gray you could shrink fit with a heat gun or something.

    Yeah, for sure not cheap/easy but also not sure I give a f about the fire rating (until we sell). I've never actually heard of a fire starting from a vehicle parked in a garage, but hey, rules is rules.

    Neat idea on the wrap. I have no good experience there. I'll contemplate. I kinda like paint but I can see how wrap could really work.

    I think the wife is no go on this one, thankfully. She likes the hood but they have 2 offers at 1.1 and I don't think she likes it that much. I was hoping I wouldn't have to burn a veto and it looks like I can skate by pretending to be supportive this time :)
