Thanks. Been a long process, but we made it through. Next up will be resealing the stamped concrete on the patio, front walkway, and around the pool to bring back the shine.

This 100%. Dig out the rot, fill with Bondo, sand it down, paint it, drink a beer. I have a lot of experience with wood rot from water. Unfortunately.

That looks great. Is the shower stall level with the rest of the floor, or is it below that?

Been trying to troubleshoot my central air conditioning the last few weeks to no avail.

Steps I've tried (some are stupid but they're the only suggestions I could find on Google):
    • Confirmed thermostat is set to cool, fan is set to auto and temperature is set correctly (duh)
    • Cleaned air return grates
    • Cleaned air supply vents
    • Confirmed the filter is clean. (Unlikely any of the previous were the cause as we didn't have issues with heat from the furnace this past winter - *knocks on wood*.)
    • Confirmed evaporator drain line is clear
    • Condenser coils were clean but I ran a vacuum over them anyway and cleaned the leaves and duct tape out of the bottom.
    • Did an ohm test on the capacitor end of the compressor wires. Everything tested fine, assuming the various metal points I was testing against are actually grounded. Can't test the wires right at the compressor unless I magically grow 4 gorilla arms.
    What I'm seeing:
    • Air coming out of the vents is not cooled at all vs the room air.
    • If I turn the system on, it will run for 12 hours straight non stop without cooling the house at all.
    • Condenser fan is running fine.
    • Compressor sounds to my inexperienced ear like it's running fine.
    • The temperature of the line leaving the condenser is the same (by touch) as the one entering it. (Note: the line leaving the condenser is insulated all the way but there are small bare sections right where it exits the condenser and enters the evaporator (inside the ducting at the furnace outlet).
    Possible causes:
    • No flow through the compressor. But if that were the case, shouldn't it sound like it's surging or something like that?
    • No/low refrigerant in the system. I don't see any signs of large leaks. Not sure if there could have been small leaks over the years. But shouldn't whatever is in the system still get a bit of cooling across the condenser?
A friend of mine keeps going on and on about how I need to check the Schrader valves for oil in the system but, if the system has those, I can't find them. Also, I would think the compressor should sound like it's having issues if it's trying to compress oil.

Any other thoughts on possible fixes I can try myself? I have a service call booked for 2 weeks from now but am not ready to give up on fixing it myself yet.

low on refrigerant. Don't know what good you checking the valve cores if you can't hook up some gauges and check the pressures. Basic Google pic of service valve and valve core

Also turn it off till you can get the freon checked. Can overheat the compressor and trip overload.

That's what it sounds like to me too. And without gauges you can't check. Everything that you checked is working, so not much left except refrigerant. A lot of times the leak is at the service valves, but you could have a soldered joint leak or mechanical damage. You could try soap testing the service valves, but if all the freon dumped that won't tell you anything.

The patio project has begun. Pulled all the pave stones up, pulled back the sand/dirt. This project will have gaps in finishing. We have a budget and it went over.

The first stage is the foundation. I will go put up a mini excavator on Monday.

Next will be electrical conduit and natural gas piping.

Then we are putting in a 6” slab.

Hot tub will be ordered and placed.

The kitchen, walls, patio portion will have to wait a few months to save up around 10K more.

That'd be better. That's a Marvel comics fan. Superman is DC, therefore superior in every way.
