    And a new chapter is going to unfold...

    One of the home remodel.

    Took out a second mortgage today. Only took a week to get it thru my bank.

    On the agenda..

    Replacing
    HVAC on the 28th. Going with a American Standard 16 seer ac with a 95% efficient gas furnace, silver series, new copper and plenum.

    New exterior doors and storm doors

    Master shower going from a 3x3 fiberglass unit to a 4x3 tiled shower.

    Pulling up vinyl in dining, kitchen, utility and entry way at front door and replacing with 12x12 tile.

    Replacing water heater, its 20 years old, still works but lets face it, its time.

    Minor cosmetic update to the exterior, replacing the vinyl shutters with ones made from cedar pickets, porch posts being replaced with 6x6x8 cedar posts, all cedar will be stained.

    Now if I can swing it, and I think it can be done, granite in the kitchen and master bath, granite guy coming over tomorrow afternoon to give me a estimate.

    Pay off CC, and my hospital bill from the kidney stone attack...ugh...

    Then will re appraise and refi my first and the now second into one, and if possible take another draw to lay in laminate in the living and hall way, and new carpet in the master.

    Oh and sneak in a large gun safe....

    Whew, wish me luck.

    Congrats big guy. Cant wait to see the progress. Ask granite guy if he can get remnants, I did this on a kitchen and saved a ton of money, you cant be in a rush because they get pieces here and there. But my guy ended up with enough for the whole job and about half the price

    I bet if you talk to him he can put the word out to other installers or granite yards and get you what you need in a few weeks. You have any connections at work for granite? I assume you know a bunch of contractors.
    Ever consider making a mould and making your own concrete counters?

    This guy is one of the contractors I see daily. There is another local place but they are hit or mis.

    I could have it done thru work, but its a 2 month process, this guy can have it done in two days, from when the templates are made to install. He has slabs on site and cuts and finishes the edges and attaches the sink, under mount or drop in, your choice.
    Only down side to his granite vs what I would get thru work is I would need to seal once a year. What we sell at work is pre sealed for 15 years.
    Both are a 3cm thick.

    @Pudge Granite guy stopped, quoted me $40 a sq ft, total for kitchen and master bath is $3600. Includes labor, under mount sinks, and faucet hole prepped my choice of prep, and a eased edge.

    He will be bringing some samples by work next week for me.

    That's pretty good. Around here middle of the road granite goes about 60 a sqft

    I love it. The lighter colors are definitely in these days, that's a great bathroom look, might be busy in a kitchen but would work and look great. I see a lot of kitchens going in the direction of a lights granite with large grain or veins, less pattern. The rights there is prob $60-70 /sqft stone all day long. Go for it man. It'll be worth every penny. You can put hot pans and pots on it, it defrosts meat really fast, looks so good and when you sell it'll be something buyers want and if you don't have stone, they'll buy the house that does
    You mentioned sealing earlier ...My experience with granite is that is doesn't have to be sealed nearly as much as they say. Even lights colors, as long as you clean up messes quick and don't let greasy stuff sit on there, like pizza boxes. My granite, given its darker, was sealed when they put it in 10+ years ago and its stain free.

    If you don't already know ONG offers $550 rebate for installing a 95% or higher AFEU rated heater and $100 for water heater rating 6.6 or higher I believe. Paper work was easy and any installer should know the details.

    I have centerpoint, they have a few rebates, maybe $200 for the new furnace, $50 for a water heater. Now if I was switching from electric to nat gas, its a $2000 rebate. LOL figures

    Look into switching your lighting to LED also. You can cut the power bill quite a bit that way.
