    I&O got run out of town before they built something here.

    The area where I live only allows drive-thrus in a few areas. There are no workable options for them in these areas. The land options are too small and/or too expensive. Historically, we discourage drive-thrus in most areas. They have given up on this city, for now, and are focussing on areas south of here.

    Because they only have a few locations in Colorado, the drive thrus can take up HUGE areas, and the wait time can be lengthy.

    They don’t provide a net tax base gain, because they suck the life out of other restaurants. And the municipality has to spend time and resources dealing with their impacts.

    Figuring out their drive thru cue, vehicle stacking, where they are going to fit, sometimes finding a huge parking lot next to them for vehicle stacking, making sure they are not blocking public streets, making sure no one shoots someone else — the whole thing is a PITA for developed areas where there is little room to absorb the new impacts.

    It’s just that the development pattern on the ground is different in various parts of the country. Here, everything is jammed in. New development is always really tight, from a site planning perspective. The ground is relatively level, and developments can be reasonably close to one another. Pedestrian and bike cross connections between developments are usually feasible, and therefore have become the norm. Gated communities are not allowed, believe it or not, and direct pedestrian and street connections to adjacent developments are required, often multiple connections.

    Other parts of the county the pattern is different, and this is mostly because of the terrain, and the amount of land and water available. You might see a large housing development, separated by trees/open space, and then another large separated development adjacent. If you want to go from one development to another, it’s a drive to the main road, sometimes through a main gate, and not a direct walk.

    I did try their burgers/fries, and they were delicious. But they are probably never going to be here unless they can figure out a way to take up less drive-thru space, and find a piece of land they can afford.

    When it’s chocolate ice cream with chunks of peanut butter, that’s the best. I’d say that’s my favorite. Or chocolate, with chocolate chunks, and more chocolate would be second.

    Been busy with work, kids sports, coaching, playing sports myself, building a good sized garden in the back yard, screen detoxing outside of work stuff.

    Recently though I ruptured my achilles playing flag football in a mens league and had surgery about 6 weeks ago. Haven't been able to walk for about 8 weeks now. Should start walking starting this week and so looking forward to that. Still a lot of PT to come but this sitting still is driving me nuts.

    Blue bunny, Ben and Jerry's, Reese's, Tillamook, and many others make a peanut butter ice cream with various swirled in items. My favorite is the Blue Bunny peanut butter party; peanut butter ice cream with peanut butter cups, peanut butter and fudge swirls.

    One huge requirement for I&O before acquiring land is a reliable source for high quality fresh beef. Before they came out here to CO, I'd send them a comment concerning when they were coming out here. More than a few times. I'd get a followup letter explaining it was all about arranging a reliable beef source. Still have the letters. As far as land goes, cost isn't a huge factor. Location is. I'm sure that much time is spent analyzing potential locations and the permit/zoning requirements. BTW, I always had a freebie sticker in the envelope.
