    just wrapped up everything I wanted to get done before putting the tent up. Will add railings along the side and front after, but it might be a few weeks with commitments/weather issues. Canada needs to take their smoke back!

    I had help with making sure the base was square, and then decked it.

    After my chipping maintenance was complete, I got zealous and started mowing my property for the first time this year as well. 2 batteries down and I'm done. What I mow is about a 1/2 acre. I did wear shoes for this portion of the day. I'll finish the with the trimmer tomorrow.

    Yeah, I love my husky. It's just a little 240 with a 14" bar, about 15 years old I think? I've done the Carb/Coil/brake/fuel lines... maybe few other things but still a strong runner, I work it pretty hard.

    Temps in the 80’s/low 90’s, so we decided to pull off the front door and outside man door into the garage and finally paint them. We’ve lived here almost 20 years (built in 2005). About 10 years ago we finally painted the outside of those two doors but never the inside. So that went down this weekend, along with finally painting the man door from the house to the garage for the first time.
    There’s one more door in the house that’s never been finished (into the basement) - think it’s gonna happen before the end of the week.

    completing my hvac upgrade before it gets super hot. last yr did the upstairs going to a trane optimum 4 ton heat pump, condenser xv17. today we started the downstairs with the new xv18, replacing the unit in the garage and the backyard. we'll wrap it up tomorrow with the electrical but im all set now. got a significant solar panel installation, 2x full home battery backup and now with these units, im no longer dependent on gas for heat. solar and battery will be covering most of the power to cool and heat the home (3,600 sq ft) w/ pool. im in northern california and it's been in the upper 80's to 90's. my last energy bill was $22 for the month. that feels great. haha.

    and since i had cleared the garage for the hvac work, i finally bought a mop and cleaned the floor.

    Man I'm jelly over that garage, and the rack system is freaking cool,looks like a department store.
    Who ever did your H2O tank was a good man, hooking up a re circ pump is a great thing!

    " uggggh". That's what I think when I look at that. Good for you, I can do a lot of dumb physical labor, but those photos just hurt to look at. I am sure it will be worth it once you get it all done tho.

    I'll be feeling it tomorrow most likely. I did rent a sod cutter which helped, but a skid steer would have been better.

    We took the sod to the local dump, they take yard waste for free. The load in the picture was a hair under 1500lbs. Second load was about half that.

    thanks man. its a blessing for sure. if anyone is in the south sf bay area look up ribbs plumbing as needed. absolute solid guys.

    i've always had a vision for this setup. my last place was a three car garage too but i cld barely get one car in there. too much stuff and not organized. when i moved in here 2yrs ago, told myself never again. i learned they are called slatwalls and i had to buy a ish ton of adapters but Amazon came through. the workshop is a single spot. i do mostly bolt on mods and light maintenance so i didn't need a ton of shop space but i do want to store my rides and motos in there, and still have room to navigate.

    I had high hopes for Saturdays weather and got an hour or so into it before the rain came,rain no big deal, but 60° chilly and cold rain on a day off,yeah I'm all set...:annoyed:
    So with the rain shutting me down I resorted to the garage and cleaned it hoping the rain would stop so I ended up here and flipping through threads and stumbled on to screw less license plate holder and decided to make one out of Azac. Lol.
    So back to the Home improvement project, I'm removing the retainer wall that I put up 1 year ago to expand to our property line roughly 5' which is a big deal when you don't have much to start with.

    So today I will be flat out and need to drill 15 - 4' holes to make a fence line,hopefully it'll be a good day.

    Long story "real short" we had an issue with our neighbor behind us and I will leave it at that...
    So I got our plot surveyed and our property line(s) where bigger than we had hoped for in the back and side yard,we have a corner lot.:D
    Our neighbors to the left are awesome and we are very fortunate!

    I've done a horrible eviction (from my own place) and had a Meth addict as a (back yard) neighbor.
    He ripped every kitchen cabinet out of the house and burned them in a single glorious fire in his back yard (in the city).
    He was the reason I purchased my first PewPew after he beat on my doors and ran around my house screaming.
    I feel for ya, it's no fun. GTFO when you can.

    Back in the day friendly neighbors would plant trees as property lines, less maintenance and would last 2 life cycles, typically.

    Well there's a row of arborvities that separates his driveway to our backyard, so I started to build a fence on our side of them to keep his trash from continually blowing in our yard plus I got tired real quick looking at his f ing shit.
    Like the say fences make good neighbors and he "ain't" no Wilson from Tool Time to say the very least.
    Well the property line falls and additional 2' on the other side of the Arbarvities...
    He was fucking pissed and I was so flipping tempted to stagger cut every other one at different heights down and strip a few of them right down to the trunk just to really let him know how much I love him.

    He's off his meds,missing a paddle and circling the harbor,you know off the fucking res....
