    Hey yall just finished up inspection week, I’m an environmental consultant and today I stole a contract from my former employer. I doubled my work load and tripled my pay. Happy day.

    on a side note I got to make a grown man cry today. This son of a bitch kept going around to sites ahead of me and putting dirt on the oil making it harder for me to find the leaks. I says to him I says

    I was today years old when I learned that FHA home loans were authorized to postpone payments.

    they start back up in Oct.

    it's about to get spicy in the home market.

    can you imagine not having to pay your mortgage for a couple years?
    (principle tacks on to end of loan)

    I'll wager entire subdivisions will be in distress.

    That's for people who don't know how to math. Can you imagine the amortization and interest nightmare of adding this years' payments to the end of the loan? How do you ever get out of that?

    Is that worse than an interest-only loan?

    I just got denied insurance coverage (I'm shopping right now - the house is insured). There's a higher risk in N. Texas of hail damage (no shit...). Any insurance is a racket, but isn't high risk the whole reason for the industry to exist?

    People ask me how I handle Florida all the time. Easy, be born here, live a few years in the West with fires and then 13 years in DFW. Florida is peaceful after that (weather wise)

    I could retire in Florida. Specifically on Amelia Island at the Ritz on the beach in a lounger with beach service moving my umbrella and fetching me drinks. Based on my current income and investments, if I retire at 67, I'd have enough to keep doing that until I'm 67.

    Take a look at the housing booms and crashes that occurred starting in about 2007 and you'll see what happened to real estate trends, neighborhoods, etc.. Vegas was the first, PHX was #2, and Albq was #3... each of these large metro area had 'nice' neighborhoods w/moderately priced homes, overfinancanced by many, turn to BKs and short sales, followed by a plummet in housing markets where legitimate home owners were unable to sell their 250k homes for value cuz there were 5-10 in the neighborhood just like them that were bank owned and being sold off for under 100k; followed by a mass buy up by investors; followed by a mass exploitation of govt programs and funds; and voila you moderately priced 1/4 million dollar (small starter but nice gated community home) just got invaded by a crap ton of rentals and section 8 housing within your gates; and now cuz you can't sell your home at what should be market value, you're stuck raising your family in lower to upper-lower neighborhoods, and your neighborhood is now subject to frequent drug raids, abandoned vehicles, squatters, neighbors w/a shit ton of stolen property in their yards, etc...

    No different than other investments, watch the trends, look back at history and figure out how to profit or at least stay afloat as these waves come and go....

    The key to it all.... DON'T BUY MORE THAN YOU CAN AFFORD!!!!

    Always remember, there's a diferrence between being able to buy something and being able to afford something :hattip:
