    The greater Tucson area is about 1 million people (550,000 in city limits) but spread out over a wide area. You really need to come out and spend a couple of days looking at all the different areas. Better yet, do it in July/ August when we're at the peak of temps and humidity to see if it's too much.

    for sure , that’s in the works

    I’m aware that mid summer will be tough , but that’s the trade off for the rest of the year.

    Here it gets stupid humid and I don’t like that , winter is another story , it just goes on forever with no sun ever

    but to your point , ya we’re going to do that , just trying to narrow down areas that I can get what I want for what I want to spend so I know what areas to visit , I have a list already thanks to you guys

    Great area. More remote than you’d think as far a freeway access. Usually more expensive than what you’d get for the same money in Vail or NW.

    3 years ago crime started to go up in my area. The apt complexes sold off to another owner and started accepting clients who couldn't get apts otherwise...

    We went from a quiet cul-de-sac where we all spoke to each other, to all having cameras in a few weeks.

    Something was finally stolen from one of my neighbor's vehicles a few weeks ago. Cameras in the area, traced the person going right into those apts.

    That gave us another kick to see about buying something up a bit more north.

    I'm in the Tanque Verde area (eastside Tucson) on 4 acres with a home near the upper end of your price range. The tax and insurance quotes you have been given are pretty much spot on. I love it here as it is quiet, easy access to Mt Lemmon, and still close to town.

    so what exposure direction is best for an outdoor lifestyle. I'd like a pool, outdoor kitchen, seating areas, etc.

    in IL, south is best so you can actually get some sun in the backyard, north your shaded most times except high sun angle months.

    but out there, is south or west too much? like you cant ever get away from it? or do we just retreat into covered patio and outdoor kitchen eating areas, type thing when the sun is in full cook mode? And then the rest of the year when it's cooler you want that southern or western exposure?

    Thanks guys for any input as this isnt something I can figure out so much on a site visit, its more of a year long balance for someone who loves the outdoors and sun ,but obviously there is a limit to that.

    You definitely want N/S exposure. I prefer having the back yard to the south so you do get more sunlight back there in the winter months. You'll find out pretty quickly that shade structures are your friend in the summer though. Trees, pergolas, shade sails, etc around your patio and pool help out a lot with comfort and pool temps.

    Our house is south facing so the back patio does get a lot of shade in the winter months. We added the pergola and fireplace wall on the west end of the pool to get some afternoon shade in the pool area though and makes it bearable back there even when it’s 110+

    Nice backyard.
    Our place in Yuma faces east. Afternoon sun was brutal in the backyard. I planted some mesquite trees for afternoon shade. I watered them deeply for 2 years. Now they’re big and never need to water them again. Also have oranges, lemons, and limes. Pergola over hot tub.
    Might get back to it someday.
