    Sure, obviously there are exceptions. I'm not preaching the gospel here, just averages. I was also in Prescott early November last year and it was about to snow.

    It's generally much colder in the Winter in Northern Arizona than Central and parts of Southern Arizona. I believe that's safe to state?

    For the record, I'd prefer to live in Prescott or the Verde Valley over Tucson, but the Jay Oh Bee thing doesn't allow for that.

    It's still warm for sure, but when that sun goes down it's fairly comfortable. The dry air thing. And course exactly where in AZ you are.

    One great thing in the Tucson area is all the mountains. Nearly all in every direction will give you some break from the heat. Mt. Lemmon being the easiest to access.

    Depends where you are from. It may not be all that cold to some.

    It's all about what you find comfortable. My wife is freezing in anything below 80* and has a hoodie on at the very least. Me, I'm fine until the low 60's , then I start thinking about long sleeves.

    Yea I guess it varies from slightly colder to much colder and is obviously highly dependent on the exact Northern Arizona location we're talking about (Flagstaff is real cold, like Midwest/Northeast cold).

    I'm just a bit biased against the ungodly heat of the rest of the state having lived in Lake Havasu and Phoenix for 25 years of my life.

    June to Sept are the hot months. April and October are manageable. 105 for highs in those months which, with the arid climate is not uncomfortable. When I was there it got to be 122 and that was HOT. Like a convection oven. But I'd rather have a convection oven than a sauna. SO it's not getting hotter there

    Personally I avoid Mex anymore. SD is about 5.5hrs.

    You got Pleasant, Saguaro, Canyon, Apache, and Roosevelt locally (Phoenix) and several more a little farther out.

    Plus this just opened about 2mi from me. Might have get a new board and see if I still have it.

    what area is this in and is there a website or something?

    I would need a small stand alone 1 bedroom type deal for mom, or a separate entrance attached type thing for her. not sure if thats possible, trying to figure that out

    hey guys,

    what does homeowners insurance range around the Tuscon burbs, lets say for 750-950K house new construction

    150-175 a month ?

    looks like property taxes for the same are around 7-8k I think, I called PIMA county and talked to someone. Actually nice, friendly, and knowledgable, far from the assholes here

    Can't help you with new construction as I bought mine 25 years ago. Also really hard to compare pricing as the market has gone stupid, but in 2023 mine was $1801/yr, last year was $2724. No recent sales on my cul de sac, but a couple of years ago $400k +. So, my guess is a bit more to insure for you, although way too many factors like I had a $12k claim in 2024, so that didn't help my rate.

    I can PM you my insurance broker's info if you'd like. They typically save $500-1000/year vs going direct through the big name companies.

    Edit to add: I just checked my premium and I'm at ~$1900 a year for homeowners, though I'm in Maricopa county and on acreage, so that will change things a bit for you.

    ok so lower property taxes but stupid high homeowners insurance

    hard to believe 500-600 a month, thats crazy. 6-7K a year for insurance ? lol

    guess we pay for property taxes insanity here and AZ pays for homeowners.

    My daughter’s softball team got moved from James Kriegh to Oury off St Mary’s and I-10 - central Tucson is only go for a good reason at this point.
