Update on this for anyone interested. Insurance completely denied my claim, which was a real let down. Apparently any water infiltration from outside to inside, regardless of the source (rain, snow melt, broken sprinkler in my case) is considered ground water and not covered under my policy. Pretty crazy to me that they wouldn't even reimburse me for the dehumidifier rental since I took all necessary steps to preserve the house as best I could. Shit happens I guess. But now my wife has devised a new split layout for the area, that I'm admittedly pretty excited to build, so alls well that ends well I suppose. Looks like more projects and pictures to come!

I appreciate it. It’s a bummer, but certainly not the end of the world by any means. I’m thankful that my house sits at about 7,000 ft above sea level, so things tend to dry out on their own quite nicely. Could have been way worse!

Don't get caught up in the Milwaukee tool thread. You'll end up tripling your build out costs in tool purchases alone. Bummer about the insurance not insuring.

Ha, I'm actually pretty deep on the DeWalt train already. The only things I need are a table top planer and a table saw, and I'll basically have their entire carpentry catalog.

Which is weird, because if you look at the writing on the yoke, the writing is probably oriented for ground up.

    Here you go: https://www.build.com/fresca-fmr022436/s1500117

Note: We didn't pay that much. MIL is an interior designer, our price was $230/mirror, free ship, and professional discount. We basically got out the door with 2 for the price you'd pay for a single one today with shipping and tax.

And I honestly wouldn't pay it for anything Fresca is selling for two reasons: One, everything they're selling is rebranded from a single warehouse in Mainland China, and you can probably get the same for $100 from AliBaba. Two, their support is a freaking joke. One of them arrived DOA, buttons would light up but wouldn't do anything. I tried to go thru their support at Fresca, got some woman who sounded like she was in Jersey, working from home, and literally put me on hold for 5 minutes while she fed and scolded her kids, didn't realize she didn't put me on hold. Then she sent me instructions on how to open the BRAND NEW mirror and replace some electronic component inside, after taking pictures and video showing the problem. I'm, like, "Nope!", and got Ferguson to send a new one.

The new one arrived with a chipped corner, so they send me another new one. I bartered out the chipped one for some electrical work. It was a debacle. But I can tell you: The three we have are running flawlessly for years and generally good quality. Fresca has a lot of options. But you'll find the same mirror on AliBaba/Temu for a fraction of the cost, and they're built well enough that I'd be tempted to order that way if I had to replace one.

Not surprisingly, they already are... Beyond taking down all their C-level profiles online. BCBS has already announced a big change related to processing approvals.
Writing on the buttons is both directions, suggesting it can be mounted either way.

    This is absolutely correct.

which means I'd opt for a track saw before a table saw. I also need one of these and I'm leaning toward the track saw.

I have a Makita 36V track saw, it's probably the best tool I own. There are certain use cases where I'd still want a table saw, but the track saw is still totally worth the money.

Bro, every outlet and switch in my house is that way. My OCD will not have it any other way. I went to my buddy's house a couple of weeks ago to walk him through on replacing his switch with a dimmer. When he was putting the plate back on, I said "those screws need to vertical." He said "I know!" LMAO

Finishing up the touch-ups on this kitchenPulled the walls, hanging cabinets and the pass through. Threw an island in and an all porcelain countertop/backsplash.

this is why we do ground up at work, I just cant see me doing all of the outlet in the house so when I change one at home it's still ground down. Pic stolen from internet, never seen it in real life.

If the coin in that pic had fallen on a outlet upside down it would hit the ground prong and nothing would get all sparky.

Think about silverware on a shitty rolling table in a hospital room and some real important equipment.
