How is that Trane system working for you??? I gotta upgrade mine.. Mine is from the late 80's early 90's.. High efficiency for those times... It's rattling, but I think I gotta tighten the blades.

No f'ing way am I going over 3 digits for a toilet, much less up to 5! It was about $500...not much more than a regular toilet and a bidet attachment seat. It's built in bidet, with heated seat, heated water, heated air dryer, all adjustable, and dual flush and a night light.

Curious: Anyone here have noteworthy experience with garage doors? I've currently got two 9x7 (WxH) doors, wooden, consisting of 4 panels and I'm sick of the lowers rotting out, essentially due to water issues I can't fully control.

Everything else is alright. Fairly new openers. I just put new 130lb springs on one side. But for the 3rd time on this house in 21 years, the bottoms of the doors are rotting. Despite the rubber seals being intact and water rarely getting on them except during massive rain events (days in a row), and the wood being sealed etc.

I want to move to metal doors. Metal insulated. I'd really love to just buy the door and install on my own, local companies are asking for $1,400 installed for each uninsulated metal door, installed, with new rails, new torsion spring system, etc. I just want to replace the doors, though, and the springs, safety cables, tracks, everything is in superb shape. Lowest has 9x7 metal insulated doors for as low as $650-850, and if I can do both doors for the price the pro company wants for one, that's friggin awesome. (Or less, if there's a way to get doors cheaper?)

I'm familiar with just swapping single panels, but I'd love to run some questions by a person who's installed a few dozen doors, like ...
    • Is there any reason I can't just swap the damn doors, re-using the tracks, safety cable, etc?
    • Anything I need to be aware of when shopping doors as far as construction, width, compatibility with my tracks, etc?
    • Will I need to uninstall any portion of the existing track to slide in the new panels before screwing together?
I've watched a bunch of "YT University" videos on how to install doors from scratch, but I really just need/want to swap the doors out. I mean, I'd love to just replace the lower and 2nd panels, but I'm just going to be going thru this again in 5-6 years if I put wood back in based on how things are going.

Having wood that touches the ground in my opinion is never a good combination in a wet environment. If your tracks and everything are in great condition and your replacement doors are the same size it is a piece of cake. Simply start at the top removing them then reverse to install.

It is a decent job because of the size of the doors but nothing out of the ordinary. Just make sure the new panels are the same width as the other. If they are not then adjustment to your tracks would be in order which changes the complexity a bit.

    Thanks for the input.

Yeah, in our case we have the 1/2" foam rubber seals that are supposed to space the doors off the ground, but it's just a notoriously damp area due to location and topology. Water is never standing, but everything in the area will stay damp for a day or two after a torrential downpour. Really no option except to have the doors close fully, although I had the closers adjusted so they're barely touching the ground at full close.

It looks like the width doesn't even need to be perfect, the rollers look like they'll support lateral movement up to 1" or maybe more. But I'm just sitting here trying to figure out why (now two different) garage door companies are saying, "Sorry, can't just replace the doors, gotta do the rails and springs also", Virtually all the rails I'm looking at are identical to what I've got, they're only curled over on one side.

Changing out garage doors ... More than likely you will have to change springs too if you go from wood to meatal... Springs are matched to the weight of the door... I would think the wood door is much heavier than the metal door... Therefore the spring for the wood door is going to be to strong for the metal door.. I just put horizontal braces on my metal door and had to upgrade the springs for the weight that was added..

Good catch, the wood is more than likely heavier than even an insulated door so may not need the spring replaced just adjusted for the new weight. I would look at the springs and see if they have the markings so you know what you have. I have two big ass garage doors in my future so good luck with your project

Yup, currently running 130# and not expecting the new door to weigh more than 90-100# but with insulation, we'll see.

Was going to address that after install, and worst case overnight springs from scAmazon, after ordering the doors, so I know ballpark what weight to order, or if I can slide. My understanding is, as long as you're within 10-15% of the actual weight of the door it should be alright.

I managed to find a This Old House video that essentially covers what I needed: Replacing the door only, with tracks intact. I think I'm gonna do it. Just gotta find some time to sit down and shop doors. And I know I can get a little heavier on my doors if needed. I'd rather spend $100-200 more per door on a more stout door than $50/ea door for new pairs of springs.

Room for our second son officially ready to go, he arrives tomorrow! Crib will be moved in later since he'll be in Mom and Dad's room for now.

Had to leave my old wall art up as a memento of this formerly being my music room, and to hopefully inspire him to pick up the same hobbies, haha.

Stripped 3 coats of concrete stain and paint off the porch. I had done the first two coats, but the third coat was done by a painter we hired and it started flaking within a couple weeks. So, taking it down and doing epoxy coating.

Questions for those who've stripped concrete and used epoxy coating:
How smooth does it have to be to coat with epoxy? I gouged a couple spots with that big-a** grinder.
I still have the wraparound front porch to do...I used stripper, a lower-powered pressure washer, the grinder, putty knife...wound up finishing with the grinder...should I just use the grinder throughout?

    Thanks!PXL_20240908_232131274.jpg

If you have any spots that that are gouged up from the grinder, you can probably use a self-leveler to fill in the dips and gouges such as this...
    shopping_3f1b5fd4ef4eb1b599641118d4408de37c870517.jpg

Just know that since it's a porch, it's probably sloped for run off... So, if you try to float the entire slab it may be problematic. However, if you're just doing dips and valleys created by the grinder you'd probably be okay.

Wired in lights and high and low outlets. Skinned the dead space in osb and painted it with many coats of landlord special. Threw a few shelves in there. Split the opening into two and framed the openings in with 1 by. Then built a custom cabinet. I'm no cabinet maker but with a lot of sanding this looks pretty okay! Offset shelves for the main area of the closet are cut just need to hang the cleats then hang and trim out the shelves but naturally I ran out of 1x2 for the 3rd time because I still haven't actually drawn a plan for this project. Wife is happy so far. Picked a paint color and scored an IKEA counter top on marketplace cheap. Keeping an eye out for a 24" wide beverage fridge for the left side now.

Apparently it’s too hard to LEAN OUTTA THE DOORLESS JEEP WRANGLER WHILE BACKING UP OR USE THE FREAKIN MIRRORS since my wife decided to scuff the side of the garage door trim. Luckily don’t break too much and I ended up just putting most of the pieces back in place since I didn’t wanna router a new trim piece and repaint.
