    Started on a long overdue repair that kinda turned into a rebuild of my AOG grill.

    Bought new burner tubes to replace the corroded ones, and while trying to free up a sticky valve I broke the part where the control know goes on.
    Ordered the valve ($70!) and decided to replace the heat shield/diffuser things while I'm at it.

    Bro, I'm a southerner and still get confused by the stuff that's outdoors.

    I will.be enclosing it soon since we do get freezing temps in this part of the state. But the real reason in the UV abuse it gets in the summer.

    We get hurricanes... Yet my electrical panel is outdoors.... Um, what....

    Well. I am not doing it but we are getting a huge home improvement! The wife has always wanted a screened porch so we decided to bite the bullet and do it. The permitting process was a nightmare (this county SUCKS) and the inspector has been a real treat to deal with. But they’re finally making progress. The posts against the house had to get dug to a depth of 6 feet and they hand dug them! Filled with concrete and mounted posts to the footer brackets. Supposed to plywood the roof and start to cut / install the post at the corner of the house and cricket the roof in the next couple of days. Then it will be gutter work, railing, framing and measuring the screen panels.
    I did install the mount for the tv last night and we ordered the patio furniture for it. Should be able to start enjoying in the next week or two.

    Well in a really crappy turn of events we just cancelled escrow on this house.
    I don't quite know what happened but the sellers became extremely difficult to deal with and were not willing to make repairs at all on a few things that came up in the inspections. They got really defensive and called the inspections fictitious. Really weird situation. We decided there was maybe more going on here and decided to walk away. So back to the search. Our house we are selling closes in 8 days, so now we have some real hurdles to overcome.

    I wish you well my friend, been there done that and we got so freaking lucky!! The person buying our house was handicapped and in a lease in Seattle. He leased back the home to use for 3 months and we remained friends afterward. If he needed help which he did often I just moved a 1/4 mile away.

    Speakers, amp, subs, floorboard lights...and the little step thing under the bumper
    PXL_20240610_222103635.jpgStarted the paver path where we cut the understory of the redtips, to hopefully save them from black spot. We'll use these pavers from a change in plans on the deck and some free bricks we collected, and the sloping up is intentional, I wanted it flush at the driveway, then raise to close to resting on the surface, and we're raising the surrounding area with mulch.

    That type of framing isn’t structural, just for attaching drywall/etc. so doesn’t matter what it looks like as long as the end result is achieved.

    I’d mostly agree. But the bottom pieces aren’t treated against the concrete. And the door frame doesn’t have a head or top so it flexes bad when closing

    That makes sense to address. Around here PT isn’t required on concrete interiors in my experience but it’s likely a good idea.

    Looks like someone made a wrong cut and scabbed a 2x4 on.

    I would cut into the Wainscot panel and move the switches before framing the wall too

    I know its pretty hard to find good help these days, but you need to cut your losses and find somebody who's a competent framer.
