    When you rent, the cost per month might be less, might be, but you 100% will not be getting any equity at all with that payment. When you leave you don't get anything back, except a couple grand for deposits if you are lucky. At least if you buy you can sell and get the equity back, barring a market collapse.

    So, someone may have rented a couple of years back (as an example) for maybe $1900. That mortgage is prob $3200 now not including maintenance, hoa’s and any misc fees.

    With the narrow road and wildlife, I tend not to drive that way when going there. Still, I have mountains, rivers, lakes, beaches, etc. all really accessible. Generally low cost of living, until the horseshit of the panicdemic flipped that upside down, and very few people to deal with. I don't mind much here except the damn wind. Utah might be in my future, but we'll see.

    Both rent and mortgages are just stupid now. I bought my house 24 years for $125k as somewhat of a fix er up. Now the houses on my cul de sac are minimum $400 +. My mortgage has gone up due to taxes and insurance increases to about $1,200, but that's nothing compared to current rents. I think my son is paying $1,700 for a 1 bedroom.

    Yep, 1200. We refinanced at 3.5% for a total of about $175k to pay off everything years ago. Payment was in the 900s but property taxes keep going up along with the insurance.

    We bought our house at 8.5%, we missed 8.25% by one day. We made payments for 30 years. They never increased the way rent does. The way I look at it, we rented from ourselves for 30 years and, out of the goodness of our hearts, we gave ourselves a free house. No house payment or rent is really nice, and made retirement possible. If we'd rented, we'd still be paying while we hoped the landlord didn't increase the rent beyond our means or just sell it out from under us.

    Damn, I can't imagine paying 8.5% on a mortgage. I don't think I've ever payed that high on a used car loan.

    Regarding mortgages and such, I think rent vs mortgage is defined by one thing: LTV

    It's an ugly ice cream cone. Renters need to rent, and can't get ahead. Homeowners are fortunate to be "in". Without a massive correction, never shall the two meet.

    Our first mortgage, including taxes, was 1444. I was thrilled! 30 yr fixed in the mid 4%s. Now we're at 4x the home for 2750/month for 20 yrs fixed at 3%. Mind you, the "new" house is in the top 5 within MA for property tax.

    I don't envy anyone trying to buy right now, but rent out here is on par with total mortgage. So, can you come up with a down payment and then afford the ownership costs? Given most adults living with their family, I think "no" is a common answer.

    I also just found out the median home price in MA just broke 1/2 million dollars. That makes me ill since most of the state is much more rural than outsiders think.

    I wish I had an argument for you, but I'm literally a last of gen-x'er surrounded by 30-40yr olds raising their kids in their parents houses, rent free, doing anything but putting the hours into a career.

    It's been the example of what my wife and I won't be in our elder years. Go to work, princess. We're dying to see what these magical gifts you offer to the workforce are.

    No, I'm not salty about laziness no longer having consequences. Not salty at all.
